Metro Capital Builds Distinctive Apartment Buildings on Pirita Road 28

The future architectural solution for the Pirita Road 28 area has been revealed. Metro Capital will build urban villa-style apartment buildings surrounded by private gardens and lush green areas in a new residential quarter planned for the Pirita Road 28 property. More than half of the area will be covered by greenery. The renowned Finnish architecture firm ALA Architects won first place in an international architecture competition in tight competition.

According to Metro Capital's CEO Ain Kivisaar, the solution that won first place in the architecture competition supports the concept of a sustainable living environment and follows the principles of contemporary urban development. "The winning work combines contemporary and distinctive Scandinavian architecture, environmentally friendly construction solutions, and a thoroughly thought-out environment that values greenery. This creates the opportunity to build a sustainable, comprehensive residential quarter that offers multiple added values and where future homeowners will be comfortable living. At the same time, it opens up the entire area bordering the Song Festival Grounds to city residents." Representatives from the city and the architecture community, in addition to the developer, helped identify the best work from among those that participated in the international architecture competition.

According to the concept by architecture firm ALA Architects, distinctive urban villa-style buildings with broken volumes and up to 300 apartments are planned for the area. More than half of the planned ca 7-hectare area will be covered by greenery. A spacious green promenade separates existing private houses from the new residential district, opening a path for city residents from the Song Festival Grounds to Maarjamäe Castle and the memorial. The fascinating and novel architecture in Estonia creates a unique spatial solution in every apartment. The construction of the buildings will be based on sustainable building solutions and will use high-quality, nature-friendly and representative building and finishing materials, such as wood and natural stone. Both efficient city networks and local solutions are planned to be used for the energy supply of the buildings.

Kivisaar added that great attention is paid to greenery and a cozy environment in the new residential quarter. "The winning work of the architecture competition created a solution that provides future homeowners with an urban apartment living environment and contributes to the creation of a sense of community." The green promenade running through the area is enriched with lush greenery, where there is plenty of play space for children, opportunities to go jogging in the morning, or to organize pleasant picnics with family and neighbors. The houses also include private mini-gardens.

The residential quarter being built on the Pirita Road 28 property is located on a 7-hectare area. During the multi-phase development project, up to 300 apartments, a modern and cozy kindergarten, and retail spaces offering various convenience services to the neighborhood will be built on the edges of the quarter's main street and promenade. The traffic scheme of the entire area prioritizes pedestrians and light traffic over cars. The apartments are designed to be larger, 3-5-room apartments suitable for families. The complete residential quarter will be completed in several phases over the course of about a decade. The author of the architectural solution is the award-winning Finnish architecture firm ALA Architects, whose works include, for example, the expansion project of Helsinki Airport, the Helsinki city center library Oodi, and the renovation of the Finnish embassy in New Delhi.
