Merko Builds Row Houses in Jüri Town

Õielehe elukvartal

In the Jüri town center of Rae municipality, the development of the Õielehe residential quarter continues. Within the framework of the second phase of Õielehe, three apartment buildings are under construction, and now the construction of the first townhouse of the residential quarter has also begun. In total, apartment buildings with 33 apartments and a townhouse with five units will be completed in spring 2027.

Õielehe residential quarter is a safe and modern home. The idea of functional planning and cozy residential surroundings, combined with buildings of various sizes and the surrounding nature, is to bring families of different sizes to live in the Õielehe quarter. Together with the quarter's outdoor gym and the fitness trail located nearby, Õielehe encourages a healthy lifestyle. Õielehe is a home where locals know each other face-to-face and neighbors enjoy playing together.

When completed in full, the Õielehe quarter will be home to more than 140 families. In addition to ten apartment buildings, the Õielehe residential quarter is planned to include four townhouses. Each townhouse will have five to six two-story apartments with 4–5 rooms, ranging in size from 128–144 square meters. The first Õielehe townhouse still has three vacant apartments available.

„In Tallinn, the smaller buildings built in the Uus-Veerenni quarter, where there is only one apartment on each floor, turned out to be very popular. These demonstrated families' need for a more spacious home and preference for greater privacy. The Õielehe townhouses have also been designed as spacious, and we have thoroughly considered the outdoor area belonging to each apartment. All townhouse apartment owners can also build a garden house on their property, the design of which comes with the apartment purchase," commented Almar Otter, sales manager of the Õielehe residential quarter.

Townhouses are well suited for families who need more living space and prefer living in a smaller house. Õielehe offers a peaceful residential environment and a safe neighborhood, as well as the fact that amenities needed for living are very close in Jüri town center. The quarter is located in a logistically good location, making convenient connections to Tallinn, as well as toward Tartu. The first two apartment buildings of Õielehe were completed last year and they still have three apartments available for immediate move-in.

Õielehe buildings are in A energy class, all apartments in the apartment buildings have a balcony or terrace, and the apartments in the townhouse come with two terraces, located respectively toward the morning and evening sun. The buildings are surrounded by landscaped courtyards with recreation and play areas. Parking spaces have readiness for electric vehicle charging points installation, the roofs of apartment buildings have solar panels, and all apartments will have readiness for air conditioning system installation.

The spatial organization of Õielehe buildings creates a pleasant residential environment for residents, and additional opportunities are provided by the fitness trail located nearby and the outdoor gym built by Merko in the quarter. Just a short walk away are several schools, such as the Rae State Gymnasium built by Merko, as well as several kindergartens, shops and restaurants.
