Medicum Expands in Mustamäe: Tammsaare Health Center Already 80% Leased Before Completion

Tammsaare-Tervisemaja-2

Medicum, one of Estonia's largest private medical institutions, is opening a new rehabilitation clinic in the Tammsaare Health Center, which will be completed at the end of the year, occupying the entire second floor of the building. With Medicum's addition, 80 percent of the rental space in the six-story health center being developed by Scandium Real Estate is now covered by contracts.

Medicum will primarily provide rehabilitation services for adults and children at the Tammsaare Health Center. The convenient accessibility, connection to the Mustamäe Center, and the opportunity to reach a wider patient base were decisive factors in choosing the new location.

"Healthcare services must be located where it is easy for people to go. The Tammsaare Health Center's connection to the Mustamäe Center allows patients to combine health-related visits with other daily errands, and the parking building being constructed will make arriving by car more convenient. It is also important for us that the new environment supports the daily work of specialists. The new clinic will significantly improve the accessibility of rehabilitation and rehabilitation services – we estimate that we can provide modern evidence-based services to more than 4,000 people per year here. One of the national healthcare sector's priorities is a comprehensive and seamless treatment pathway, but currently rehabilitation's role in this pathway is modest. That is why we will be offering rehabilitation and rehabilitation services here," said Priit Eelmäe, member of the board of Medicum Rehabilitation.

Healthcare services alongside daily errands

The Tammsaare Health Center, easily accessible to residents of Mustamäe, Kristiine, and Õismäe, is directly connected to the Mustamäe Center. The center's existing visitor base and daily services were important arguments for Medicum to expand to this location. A 450-space parking building will be constructed next to the complex and will be completed in early 2027.

In addition to Medicum, SYNLAB, Estendo specialists, Invaru, Nordoptika, several family doctors, dental care, a reformer-pilates studio, and other health and wellness service providers will operate in the health center. The concentration of various fields in one building allows visitors to receive multiple necessary services in the same place and creates opportunities for service providers to cooperate.

"Medicum's decision to occupy the entire second floor is an important milestone for the Tammsaare Health Center. We have already achieved 80 percent occupancy before the building is completed, and the building is receiving strong and complementary healthcare companies. This confirms that the demand for easily accessible spaces specially designed for healthcare services is high," said Maido Lüiste, CEO of Scandium Real Estate.

According to Lüiste, negotiations are continuing with new tenants to further expand the health center's service offerings.

"There are still good vacant spaces. We want to bring services to the building that best complement the existing offering, so that the Tammsaare Health Center becomes as comprehensive a healthcare destination as possible for the residents of the area," he added. "Even today we can respond to the wishes of newcomers, but the closer we get to completion, the more difficult it becomes," added Lüiste.

Part of the new Heart of Mustamäe

The Tammsaare Health Center rising on Säse Street is part of the more than 55,000 square meter Heart of Mustamäe residential and business quarter. The complete complex includes the Mustamäe Center, the new health center, the parking building being constructed, and the 24-story residential tower Mustamäe Manhattan under construction. The quarter combines residential areas, retail, healthcare, and daily services in one easily accessible location.

The Tammsaare Health Center will be completed by the end of 2026.
