The Reconstruction of the Manufactory Factory Reached a Significant Milestone

Real estate developer Hepsor has concluded a construction contract with the renowned construction company Mitt & Perlebach to begin a comprehensive renovation of the Manufaktuuri Factory located in the heart of North Tallinn. A thorough reconstruction awaits, which will result in an energy-efficient and modern residential building.

In the Manufaktuuri quarter, the historic Factory will be transformed into a modern and functional residential building that meets contemporary needs. During the reconstruction, apartments of various sizes will be built, and future homeowners will have the opportunity to participate in their planning.

"The Manufaktuuri Factory gives character to the entire quarter and is the center of the future district. Our goal is to create a building from the Factory that is technically top-tier, stands the test of time, and meets the expectations of a forward-looking living environment," said Hepsor's Estonia Country Manager Mihkel Mäger.

For the construction work, Hepsor concluded a contract with Mitt & Perlebach, with whom they have also implemented the previous development stages of the Manufaktuuri quarter.

"The Manufaktuuri quarter is a special project not only in our portfolio, but in the context of all Tallinn. We accept this technically and architecturally complex challenge together with our long-term and reliable partner Mitt & Perlebach," said Mäger.

Board member of Mitt & Perlebach Kristjan Mitt added that the project brings together architectural creativity and construction technical expertise. "The renovation of the Factory is certainly a technically demanding task that requires complex engineering solutions and extraordinary attention to detail, but that is precisely what makes this project special. We see it primarily as an opportunity to demonstrate that we are ready to solve such challenges as well."

At the center of the renovation is flexible space utilization, energy efficiency, quality indoor climate, and heating and cooling through intermediate floors. Unlike conventional systems where indoor spaces are cooled or heated using blown air, the Manufaktuuri Factory solution is based on radiant heating and cooling through the building's structure. This means that heat or coolness is transferred by the building's intermediate floors, which creates an even indoor climate in the spaces without drafts and temperature fluctuations.

The building's central heating and cooling system ensures reliability, optimizes energy consumption, and helps keep residents' costs low. Efficient technical systems, including solar panels, ensure A-class energy rating and support a sustainable lifestyle.

The large windows characteristic of the Manufaktuuri Factory bring plenty of natural light into the apartments, and high ceilings create a sense of spaciousness. The ceiling height allows for smart solutions such as additional storage space. Daily life is made more convenient by storage and hobby rooms, where bicycles, strollers, and other equipment can be safely stored.

Manufaktuuri as a whole is developing into a diverse quarter where residential spaces are smartly integrated with offices, restaurants, retail and service spaces. At the center of the development is the preservation of cultural values and their natural integration with contemporary urban space and lifestyle. The entire quarter's development is based on the principle that everything needed for living would be only a short walk away. In the planning, consideration has been given to the possibility of cafes, restaurants, creative studios, sports clubs, office spaces, and even a kindergarten operating here.

Hepsor is developing the Manufaktuuri quarter together with its long-term partner Tolaram Group. The construction is financed by LHV Bank. The Factory's architectural and landscape architectural solutions are created by Kadarik Tüür Architects, and the interior design solution has been created by Raul Kalvo and Helen Oja.
