Luxury Apartment Worth Nearly 4 Million Euros Sold in Stellar High-Rise in Rising Tallinn City Center

Next year, in a 16-storey high-rise building being completed in central Tallinn, Stellar sold the entire 13th floor, which costs approximately four million euros after being designed into a single luxury apartment.

According to the original plan, the 13th floor, which consisted of three different apartments, is now being redesigned into a single 350 square meter home, complemented by a spacious terrace area. "The solution spanning the entire floor adds considerable openness to the apartment while maintaining privacy, as the entire floor is used by a single resident and the lift provides direct access to the apartment. Thanks to large window surfaces, the 13th floor offers unique panoramic views of central Tallinn, the Old Town, and the sea," explains Taavi Reimets, sales manager of Novira Capital, which is developing Stellar.

The entire interior design of the apartment is created by architect Meelis Press, and the home layout is exceptionally spacious. The living area of the five-room home is approximately 150 square meters, the ceilings are 3.2 meters high, and in addition to a gym and office, the apartment has two kitchens – one more formal for entertaining guests and another for everyday cooking. In planning the large terrace that comes with the home, the idea of a small Garden of Eden was used as inspiration. The generously landscaped area is divided into different green nooks, decorated with sculptural corners, abundant vegetation, and a water feature as the central element. The vegetation helps separate the terrace from the surrounding urban bustle and adds privacy; in summer, the area can serve as an extension of the living room, dining room, and kitchen if desired.

According to Reimets, the nearly 4 million euro transaction shows that there is considerable demand in the Estonian real estate market for very high-end and non-traditional homes. "At such a high price level, the buyer is not simply choosing square meters, but completeness, exclusivity, and privacy. While transactions at such high price levels are not everyday occurrences in the Estonian market, they do have their own established market," says Reimets, pointing out that both apartments on the highest, 16th floor of Stellar have also been sold to a single buyer, and the value of that transaction was approximately 3.6 million euros.

According to Reimets, there has been strong interest in apartments on the higher floors of Stellar from the beginning of the sale. "The main strength of homes on higher floors is naturally the views from large floor-to-ceiling windows, but in the case of Stellar, its location plays a major role. Such a central location is difficult to find in Tallinn, yet the building is situated on a quiet side street, and the green courtyard being built around the building adds privacy and greenery to the dense urban space," says Reimets.

Stellar, rising at Tartu maantee 15, is a 16-storey high-rise building designed exclusively for residential use, with 152 one- to five-room apartments ranging from 30–160 square meters planned. The architectural solution for the A-energy class building was created by Pluss Architects in cooperation with Meelis Press Architecture. Novira Capital and Evernord are investing a total of 54 million euros in the construction of Stellar, and the building will be completed in the summer of 2027.
