Luxury apartment buildings built by the sea in Kadriorg received their cornerstone

Today Metro Capital laid the cornerstone for the West House of the Kiikri 6 development project. The construction work on the houses being completed in the Kiikri residential area will end by autumn 2022. The new homes are rising on particularly fertile and historic ground. During construction work, an 18th-century shipwreck was discovered, which has since been properly preserved and documented.

The cornerstone was laid for the second, or West House of the Kiikri 6 project, whose construction began this spring. The construction of the first, or East House, began at the end of last year and this building will be completed in less than a year. The two five-story residential buildings with architecture inspired by maritime themes are a continuation of the Kiikri Residences located in the same block, which has won the Baltic region's best residential development award.

According to Metro Capital managing director Ain Kivisaar, the project has progressed as expected and to date, more than half of the apartments in the first house have been booked or sold, which gives confidence to soon launch the sales offering for the second house as well. "The sales activity of Kiikri 6 confirms the fact that Tallinn's apartment market is in good health and people make purchasing decisions with determination, but responsibly. New projects continue to emerge and we should not fear the much-discussed apartment shortage." Kivisaar added that interest in exclusive apartments with good locations remains consistently high. "People value highly the opportunity to have a say in what their future home looks like. We are the first real estate developer on the market to offer Kiikri 6 apartment buyers the opportunity to design and price their apartment from start to finish according to their own preferences, tailored right on our website. For example, in addition to the base package, you can choose various finishing solutions such as curtain rods, additional lighting solutions, cooling or a smart home exclusive package. The solution has received warm reception from clients."

Neeme Tiimus, partner and architect at PIN Architects who created the architectural concept of the buildings, explained that the keywords for Kiikri 6 buildings could be said to be sea, views, and surrounding space. "Bright horizontal facade lines inspired by the sea support the building's elongated flowing volume, creating a coherent appearance. Behind this on the balconies and facade is warm and cozy thermally treated wood. We offset the apartments in relation to each other to emphasize the sea view. On the top floor, the buildings have spacious terraces with landscaping," described Tiimus. He added that in cooperation with the interior architect, great emphasis was placed on space planning and usability. "From both buildings, you have direct access to the courtyard, which features thoughtful landscaping. Lush greenery creates more active and peaceful zones for public use and private areas near windows."

In total, 86 apartments and four retail spaces will be completed in the development. The apartments are 1–5-room units. On the upper floors are exclusive penthouse-type homes. Outdoor hot tubs can be installed on the terraces of some apartments. The interior finishing solution can be selected from four different packages. In developing the buildings and selecting materials, Metro Capital is guided by an environmentally friendly approach. The interior architecture solutions are by Erlend Arge and Timo Villak.

The new Kiikri 6 homes are being built on particularly fertile ground. In late last year, during the construction work on the East House, a shipwreck from the 18th century was discovered, being the seventh historical wooden ship found in the area over six years. To date, the find has been documented and preserved according to requirements.

Kiikri 6 is Metro Capital's latest development in Kadriorg in the seaside Kiikri residential area, immediately neighboring Reidi Road and the new sea promenade.
