Lumi Homes Received Estonia's First BREEAMi Certificate as a Residential Building

Lumi Homes Manufaktuuri rental apartments are the first apartment buildings in Estonia to receive the international BREEAM green certificate. The rental apartments owned by LHV pension funds and managed by Lumi Capital received the "Very Good" rating in the In-Use category, confirming the high environmental sustainability and durability of the buildings.
BREEAM is a globally recognized building assessment framework used to evaluate the ecological footprint of both new buildings and existing structures in use. The assessment criteria are comprehensive, taking into account the building's sustainability at global, local, and indoor levels, and providing feedback on the building's energy efficiency, environmental and user-friendliness, as well as durability.
The assessment and certification of the buildings at Manufaktuuri 14 and 16 was conducted by authorized appraiser Tepsli OÜ.
"In the development and management of Lumi Homes, we have always kept environmentally friendly sustainable solutions in mind and have emphasized comfort, practicality, and durability in the living environment," says Reeli Simson, business director of Lumi Homes. "This certainly doesn't mean just the construction side, but the entire living environment and the well-being of residents within it is important," Simson adds. This is also considered in BREEAM's assessment, as in addition to the building's energy and resource use, the user-friendliness of the building and the principles of building management are also analyzed.
"We share important green values with our clients and try in every way to support and enable their implementation. For example, we see that large soft mobility parking is becoming an essential part of living space, because during warm seasons many residents prefer to move around on a bicycle or scooter instead of by car, and our role is to ensure their convenient and safe storage. Fewer cars is better for everyone," believes Lumi Homes' business director.
The same sustainable and green approach is maintained in the soon-to-be-completed Lumi Homes Garden rental apartments, which will feature a community garden where all residents have the opportunity to work together, spend time, and grow what they like. "An environmentally conscious and responsible lifestyle starts at home, which is why it's important to support it," Simson is convinced.
Lumi Homes rental apartments are an investment strategy developed in cooperation between LHV pension funds and Lumi Capital.
The Manufaktuuri buildings were completed in May 2019 and contain a total of 127 one-, two-, and three-room apartments. The Garden rental apartments in Mustamäe will be completed in early 2022 and will provide housing for 164 households.
