Look at How the Historic Manufaktuuri Quarter Has Developed!

The second phase of the Manufaktuuri quarter development in the heart of North Tallinn has been completed. New residential buildings have been constructed in the former industrial park, and the reconstruction of the historic factory building has also begun.

Two new residential buildings have recently been completed at Manufaktuuri, which are part of a concept to create a modern and diverse residential and business environment on the site of the former Baltic Cotton Mill and transform the quarter into a quality and human-centered urban environment. The new buildings at Manufaktuuri 7 stand out with their unique appearance: multi-toned green brick tiles combined with natural wooden balconies create a harmonious and nature-oriented look.

The focus of the quarter's development is currently on the reconstruction of the historic Baltic Cotton Mill building. Extensions built from white bricks during the Soviet era have already been removed to bring out the building's original appearance. The factory is protected as a monument, which is why industrial heritage is preserved – the parts made of red brick and limestone are being preserved and restored.

According to Hepsor Estonia's country manager Mihkel Mäger, the reconstruction of the Factory is an unprecedented challenge. "We are changing the building's previous function and constructing apartments there, with layouts that are unique, tailored to the wishes of future owners. To achieve this, we restore the iconic outer wall, but inside we create what is essentially a new building with new walls and ceilings. This way we can bring the old and venerable heritage into the present and create an environmentally friendly and modern residential building with cutting-edge technology," said Mäger.

In parallel with the Factory, the areas between the buildings in the quarter are being renovated and courtyards and park areas with diverse landscaping are being created. The goal is to preserve the industrial character of the quarter while offering residents of the area a pleasant place to spend time outdoors. The center of the quarter will be a large and diverse park with rich vegetation and varied landscape, and playgrounds and community gardens will also be built. "It is important that we are not simply making one area new, but are preserving and maintaining a valuable and historical environment," said Mäger.

In total, Hepsor, together with Tolaram Group, is developing 70,000 square meters of residential and business space in the quarter. The architects for the factory's architectural and landscape architectural solution are Kadarik Tüür Architects, and the interior design solution was created by Raul Kalvo and Helen Oja.
