Liven's Financial Results: Sales Contracts Cover 59 Million Euro Annual Target
According to real estate developer Liven's third quarter consolidated unaudited interim report, the developer has met or covered with sales contracts its annual sales revenue target of 59 million euros by the end of October. No new homes were completed in the third quarter, which resulted in low sales volume and the company reported a net loss. The majority of the year's sales revenue and profit is concentrated in the final quarter of the year.
In the third quarter, Liven acquired properties at addresses Pärnu Road 35, 37, and 41, where it plans to build over 160 homes. Pre-sales also continued in new projects and new phases of developments. Liven concluded 44 new sales contracts in the third quarter, with the largest contributions coming from sales in the Iseära, Regati, and Luuslang developments. Only 7 previously completed homes were handed over, and no new homes were completed in the third quarter.
"The vast majority of Liven's new homes this year will be completed in the final quarter of the year. Thus, the majority of handovers and consequently also sales revenue and profit falls into the fourth quarter, which in turn is reflected in Liven's third quarter financial results," commented Liven AS CEO Andero Laur.
As of the end of the last nine months, Liven's pre-sales portfolio contained 205 sales contracts with a total volume of 58.1 million euros, of which 41 million euros are made up of developments completed at the end of the year. 155 sales contracts were concluded during the first nine months of the year, which is 34% more than the previous year.
Taking into account the 15.1 million euros in sales revenue earned during the first nine months of the year and contracts concluded in October for the sale of homes being completed and already completed this year, according to Andero Laur, the sales revenue target of 59 million euros set for this year remains on track. If handovers planned close to the end of the year are delayed, an estimated up to 5 million euros in sales revenue may shift to the beginning of 2027.
"With the final quarter handovers, we expect net profit growth for the entire 2026. The sales results from the first nine months give us confidence that we are moving towards our set goals. Currently we are focused on ensuring that all homes are completed on schedule and reach their new owners," summed up Andero Laur.
According to a study conducted through Kantar Emor, Liven AS is one of the most reputable residential developers in Estonia, with most of the homes it creates being purchased by owners before construction is completed. Liven's clients can design their homes according to their taste and needs. The company stands out in the market by offering every home buyer the opportunity to use interior architect assistance to supplement their home's layout and interior finishes according to their preferences.
Today, October 29 at 1:00 PM, Liven AS CEO Andero Laur and CFO Joonas Joost will also present Liven's financial results for the nine months and third quarter of 2026 at a webinar.
