Liveni Regati Development Received Estonia's Unique LEED Certificate

Liven built the first apartment buildings in Estonia in Pirita that, in addition to A energy class, also carry the internationally recognized LEED platinum level environmental certificate. Until now, internationally recognized LEED certifications in Estonia have primarily been awarded to commercial buildings.

"In residential development, it is often limited to A energy class, but the new trend is to assess the overall environmental impact of the building. The LEED certificate confirms that the building has been designed and constructed in an environmentally and health-conscious manner. Until now, primarily commercial buildings have been constructed with this certification in Estonia, the Regati development is one of the first in Estonia to which LEED certification has been awarded for apartment buildings, and at the highest, platinum level," said Andero Laur, CEO of Liven AS.

LEED, or Leadership in Energy and Environmental Design certification system, is the most common green certification for new buildings in the world, and in its assessment it is not limited to energy efficiency alone but evaluates the overall environmental impact of the building. The LEED certificate has four certified levels - silver, gold, and platinum. Estonia's only platinum-level certified apartment buildings are in Liven's Regati development.

"While Estonia has so far focused mainly on the energy label, LEED also takes into account nine other factors that affect the environment, such as the location of the new building, the surrounding transport infrastructure, water use, indoor climate, and the use of materials and resources, as well as various innovative solutions," explained Andero Laur.

"LEED certification has been used more in the case of office buildings, because developers face pressure from clients or investors to account for environmental impacts. In residential development, this is not yet common, but at Liven we see that home buyers have become more aware and responsible, which is why it is important to offer more than A energy class and build future-proof homes," added Andero Laur, CEO of Liven AS.

In the case of the Regati pst 3 development located in Pirita, Liven has taken these factors into account – the residential buildings there are equipped with ground source heat pumps, ground cooling and solar panels, and an environmentally friendly rain garden was built in the area between the buildings, where water collects during heavy rainfall, which seeps into the ground and filters through the soil to the sea. In addition to new homes, a waterfront area open to city residents will be created, where shops, cafes and restaurants will be built to create a quality and holistic urban space.

The first four apartment buildings of Liven's Regati pst 3 development are now completed and 76 of the 111 apartments have found owners. In the second phase of the Regati development, three apartment buildings will be constructed and pre-sales of homes there will begin in the spring of this year.
