Liven Signed Construction Contracts Worth 42 Million Euros for New Phases of Regati and Iseära Development

Real estate developer Liven has signed contracts for the construction of the second phase of the Regati development and the next phase of the Iseära development. A total of 179 new homes will be built across the two projects, with the total value of the signed construction contracts amounting to 42 million euros.

For the construction of the second and final phase of the Regati development located at the end of Pirita promenade, Liven signed a contract with Mitt & Perlebach OÜ, who was also the main contractor for the first phase of the development. According to the signed contract, the basic financial amount of construction work, including work on the promenade, is 28.3 million euros, plus VAT.

In the second phase of the Regati development, 102 new homes and commercial spaces will be completed in three residential buildings. The first building will be completed by the end of 2027 and the next two during the first half of 2028.

In total, the Regati development will have 220 apartments and approximately 540 square meters of commercial space for services and cafes. The first phase of the development was completed at the end of 2025 and 85% of the 112 completed homes have been sold so far. Of the 102 homes in the second phase, 24% have been sold and reserved.

In the second phase of the Iseära development located on the shores of Harku Lake, Liven will build seven new row houses and three apartment buildings together with Tesron Ehitus OÜ. The basic amount for row house construction is approximately 9.0 million euros and for apartment building construction 4.7 million euros, plus VAT.

In the seven new row houses of the Iseära development, 43 new homes will be completed by autumn 2027, and 34 new homes in three apartment buildings will be completed by the end of 2027. Of the 77 homes to be completed, 34% have already been sold and reserved. In earlier phases of the Iseära project, a total of 107 homes in row houses and 36 homes in apartment buildings have been completed or will be completed by the end of this year.
