Liven Develops Three New Residential and Commercial Buildings in the Heart of Tallinn

Real estate developer Liven has signed a contract for the acquisition of development properties located at Pärnu Road 35, 37, and 41 in Tallinn's city center, where three new buildings with more than 160 homes are planned to be built. The development, planned as residential and commercial buildings, will help shape Pärnu Road into a more vibrant and diverse urban space, bringing life and services to both the local residents and the broader urban environment.

The three new properties at Pärnu Road 35, 37, and 41 have been planned with a total above-ground building right of 15,000 gross square meters, and the area is planned to have three to seven-story buildings. Approximately 80 percent of the planned development will consist of homes and 20 percent commercial spaces. The commercial spaces will be located on the Pärnu Road facade, bringing life and services to both the local residents and the broader urban environment.

The final number of apartments and solutions will be clarified during the design process. According to the current vision, the development will include more than 160 homes with a courtyard and a preserved building.

Private living environment and green courtyard in the heart of the city

„We are creating homes for people who appreciate the rhythm of city center living, but who also want a well-thought-out and private living environment. The commercial spaces planned for the Pärnu Road facade will complement the convenience of the businesses already located there, and between the buildings a distinctive courtyard will be created, which will provide residents with their own green and sheltered space in the heart of the city. As is always the case with Liven homes, future owners will be able to plan and design their home in cooperation with an interior architect," said Andero Laur.

One special feature of the development is historical continuity. The property will preserve the vestibule of the "Kalev" sports building designed by architect Johannes Pikkov in 1928, which connects the new development to the earlier history of this location and its architectural heritage. „For us, it is important that the new quarter respects the history of the place. The preservation of the nearly century-old "Kalev" sports building's vestibule gives the development its own face and character and makes the courtyard truly special – the combination of the historical building part and new homes creates an identity for the quarter," said Andero Laur.

The design and development of the project are planned in phases, and construction work is planned to begin at the end of 2027.
