Liven Builds New Homes and Central Playground in Luuslang Development

Liven and Mitt & Perlebach have signed a contract for construction works on the second phase of the Luuslang development in Haaberstis. Two four-story residential buildings with a total of 39 new homes will be built on Jalami Street in the coming year. Work began on August 1st.

The launch of the second phase of the development shows that the concept has proved itself and has attracted the interest of homebuyers. The first phase of the Luuslang development was completed at the end of 2023, when 80 new homes were built. These are small, energy class A buildings where each apartment has its own balcony or terrace. The architectural solution was developed by Kadarik Tüür Architects OÜ. The courtyards feature plenty of greenery and play areas suitable for both families with children and families with pets.

Additionally, this is the first time Liven has used the independent visit option for Luuslang, where interested parties can familiarize themselves with the model apartment using a smart lock on their own and without the presence of a company representative. Such a solution allows visitors to look around at their own pace and in privacy, and suits the changed purchasing habits of today's people well. The model apartment has been visited in the evenings and on weekends, when traditional meetings were not previously possible.

Within the framework of the new phase, 39 new homes will be completed by autumn 2026, following the existing concept – homes at the edge of the forest, solar panels on roofs, high windows and ceilings, and corner living rooms with plenty of natural light. To date, 15 of the new homes to be sold, or nearly half, have found owners. Along with the construction of the residential buildings, a large central playground for children of different ages will also be built.

In addition to the construction beginning in August, further phases are planned to build another 105 homes and a single-story commercial space, which is planned to include a food service facility. The nearby light traffic routes and Lake Harku are within reach. Additionally, a 162-hectare nature reserve is planned in the forested area in the vicinity.

"Luuslang is not a single project for us, but part of a longer-term plan to create thoughtful and sustainable urban space," said Andero Laur. "We want our developments to work well even years later – from the perspective of both the residents and the city as a whole."
