Liven Acquired New Development Property in Berlin

Liven's subsidiary Liven P19 GmbH concluded a notarial contract for the acquisition of a property in Berlin, Germany, in the Steglitz district at Plantagenstraße 19, where functional, energy-efficient homes with a secure inner courtyard will be built.

"The acquisition of the Plantagenstraße 19 property is Liven's first step following the recently completed share issuance and our second step in the Berlin market. By implementing a new development of similar scale to our first pilot project, the Wohngarten development completed in 2027, we will be able to apply what we have learned, execute the project with Liven's typical profitability goals, and support achievement of our target for return on equity exceeding 20%," said Liven's CEO Andero Laur.

The transaction amount is 1.7 million euros, and the estimated total investment volume for the entire project exceeds 11 million euros. 

"Following the investment, the Berlin market will continue to represent only a marginal portion of Liven's development portfolio, and the project will not have a significant impact on the group's financial results for 2026 and 2027. At the same time, the project will support Liven's results for 2028 and 2029, help increase our share of foreign markets, and enable us to put the recently raised capital to work efficiently," Laur added.

In place of the currently vacant building, the plan is to construct a five-story residential building facing the street and a three-story courtyard building. In total, the development is planned to include over 20 new homes with an estimated sellable area of over 1,600 m². The demolition of the existing building and the start of construction of the new buildings are planned for 2027. The completion of the new homes is scheduled for the end of 2028.

The planned homes, located in a peaceful area, are functional, energy-efficient, and feature a secure inner courtyard. The development is designed to meet Germany's state development bank KfW's high energy efficiency standard KfW40 and Liven's green financing requirements. The homes are primarily targeted at local families with children and home seekers who wish to move from a larger detached house to a more convenient apartment.
