Krüll Quarter's First Apartment Buildings Complete in Cooperation with Merko
Developers of Tallinn's Krulli Quarter have begun cooperation with one of Estonia's most reputable real estate development and construction companies, Merko. The first apartment buildings will be completed as early as 2027.
To develop apartment buildings planned for the area, Krulli Kvartal AS, which develops Krulli Quarter, and Merko Kodud OÜ established a joint venture Krulli Kodud OÜ with equal participation.
The cooperation will begin with the construction of three apartment buildings on the Volta Street side of the Krulli development area. The buildings, designed by architecture office Hayashi-Grossschmidt Arhitektuur, will contain 23 apartments. In total, it is planned to build over 600 apartments in Krulli Quarter over 10 years and create a modern living environment around them.
According to Krulli Quarter's acting manager Indrek Hääl, Merko is a reliable quality mark in the field of apartment development, and he is pleased that the development and construction of the area is being started precisely with Merko. "Our desire is to combine historical heritage with forward-looking architecture at the highest level and bring well-thought-out, best-quality apartments to the market," said Hääl.
Merko Kodud's head Indrek Tarto emphasized that giving historical areas a new modern function and thereby developing public urban space is very close to Merko's heart. "A good living environment does not consist only of apartment buildings. It means a convenient and added-value surroundings and quality urban space. We are very pleased to join forces with the Krulli team, who value similar values to ours in creating contemporary living environments," said Tarto.
In addition to the joint development of homes, Merko has been selected as the construction partner for the first phase of the quarter. According to the plan, AS Merko Ehitus Eesti will, in addition to the first apartment buildings, also develop the quarter's first landmark commercial buildings and the roads and communications necessary for their operation.
The heart of the quarter is the heritage-protected former mechanics workshop, designed according to the vision of Danish architecture office Cobe and Estonian KOKO architects, which will be converted into the quarter's main building and will be named Kasvuhoone (Growth House). This building will be home to future startups, accelerator programs, exhibition spaces, food street and much more.
The first development phase of Krulli also includes the establishment of North Tallinn's newest events venue in the heritage-protected repair workshop, which will be built according to the vision of KOKO architects. Also part of the first construction phase is a residential hotel to be built according to the project of molumba architecture office and the construction of a residential and commercial building planned by Pluss Architects in the nooks of heritage-protected walls.
The application for construction permits for Krulli Quarter's first buildings has begun, preparation of construction work will start later this year, and the first buildings will be completed in 2027.
The Krulli development area covers 10 hectares and includes more than 100,000 square meters of above-ground construction volume. Over 10 years, approximately 20 buildings will be built and renovated in the quarter, five of which are under heritage protection. In total, over 600 homes and 3,000 jobs will be created in Krulli Quarter, which should transform the area into a unique future district that offers a combination of living, working and human-faced urban space.
