Kristiine New A-Energy Class Apartment Building Construction Reaches Roof Stage
Construction of a modern and environmentally friendly apartment building rising on Luige Street in Kristiine has reached a significant milestone – developer YIT celebrated the traditional roof-raising ceremony together with the construction team.
According to Mihkel Aaviste, YIT's real estate development project manager, construction work on the Luige 5 apartment building is progressing well on schedule, and the team is now building internal communications and partition walls.
"Now it's time to start interior work, and from early May we will focus largely on interior finishing. This means that potential buyers now have a good opportunity to visit the site by arrangement with the sales department, experience the spaciousness of their future home, and imagine what the view from the window or terrace will be like without the machines and builders currently working there," Aaviste said.
Garden-like peace and comfort
Aaviste added that Luige 5 apartment building is shaping up to be a prestigious residential address and a good addition to the company's previous developments in Kristiine – Siidisaba and Algi.
"Kristiine's peaceful atmosphere is an ideal location for YIT's quality and well-planned homes. Every detail in the Luige 5 project has been carefully considered so that future residents can enjoy the benefits of a garden-like lifestyle. This is supported both by the building's architectural solution with wooden facade and gabled roof, as well as the greenery surrounding the building," Aaviste said.
According to him, valuable trees that grew on the site have been preserved around the residence, and in the sun-exposed interior courtyard, an old majestic maple tree provides shade. The green area to be created in the interior courtyard will make the views from windows and balconies even more beautiful. YIT is also creating a recreation area on the Luige 5 property with a playground surrounded by trees, where planned tables and benches create an ideal picnic spot for all residents.
The project manager added that a parking area on the ground floor of the building ensures convenient parking for residents. Additionally, a few parking spaces are planned along Luige Street, which can be used by both visitors and couriers.
Luige Street will get sidewalks
According to Aaviste, the reconstruction of Luige Street begins in summer, as a result of which YIT will build illuminated sidewalks on the street. "This will make Luige Street a safer and more convenient living environment for all residents," confirmed Aaviste.
The construction of Luige 5 homes, which are A-energy class, uses several environmentally friendly solutions. The building's heating and cooling are solved using a ground source heat pump, and its electricity consumption is reduced by a solar panel park with more than 150 panels installed on the roof.
YIT has made environmentally conscious choices in building materials as well. For example, the building's external walls use wooden element walls manufactured in factory conditions, the production of which produces significantly lower CO2 emissions compared to, for example, concrete element walls. Wooden element walls are of high quality and have good thermal insulation, while also ensuring adequate sound insulation conditions.
Homes for every taste
The Luige 5 development offers 1–4-room homes ranging in size from 29 m² to 123 m². All one-room apartments are exceptionally bright thanks to large windows and French balconies. Their thoughtfully designed and spacious layouts ensure that even residents of the smallest apartments feel comfortable.
Most two-room apartments are equipped with a balcony. Three-room apartment buyers, however, are offered a choice – either purchase a single-level apartment with a balcony or terrace, or choose a two-story apartment with both a terrace and a balcony. The Luige 5 development includes a total of ten apartments with spacious roof terraces ranging from 18–45 m² in size.
