Kadriorg Got a Cornerstone for Oru House with Spacious Roof Terraces

Real estate company Metro laid the cornerstone for Oru House, which will rise next to Kadriorg Park, near the Lauluväljak Oru Gate. Construction has reached the above-ground floors of the building. Standing out for its spacious terraces and environmentally friendly construction solutions, Oru House will be completed in spring 2026.

The newly cornerstoned five-story Oru House, located at Narva maantee 120, will feature thoughtfully planned guest apartments ranging from 26-100 m2 and modern commercial spaces. At the current construction stage, guest apartments can be connected to each other or redesigned according to personal preferences or investment plans. The top floor features spacious terraces with views of Kadriorg Park, Lauluväljak, and Tallinn Bay. 

Metro CEO Ain Kivisaar noted at the cornerstone laying that Kadriorg has always been a highly valued area among both homebuyers and investors. "Demand here continuously exceeds supply, as new development projects are rarely started in Kadriorg. Oru House is currently one of the few new developments in this neighborhood," said Kivisaar.

Oru House is characterized by modern architecture that harmonizes with the area, sustainable technologies, and a comfortable living environment. "Today's buyer does not decide based solely on a beautiful advertisement image or the number of square meters. They are interested in whether the future home or investment will last, what smart energy solutions have been used, and what they will see when stepping out the door," said Kivisaar. 

He added that due to climate change, developers must think several steps ahead. For example, Oru House has light-colored roof surfaces, which help prevent overheating, extend the roof's lifespan, and increase the efficiency of solar panels. The building will be equipped with a 53 kW solar panel system, which is extraordinarily powerful for such a structure, helping to significantly reduce both utility costs and carbon footprint. 

According to Architect11 architect Sigrit Nasari, Oru House is a modern interpretation of Kadriorg and the gentle urban charm in the shade of trees. "The distinctive shape of Oru House is positioned around the oak tree at the heart of the property. The overall impression of the building is softened by the setback fifth floor, which is adorned with a rounded eave, giving the house a romantic Kadriorg character," explained Nasari. 

The cornerstone was laid by Metro CEO Ain Kivisaar, Grand Ehitus construction manager Andrus Kuut, and Architect11 architect Sigrit Nasari. 

The architects of Oru House are Joanna Kordemets, Sander Aas, and Sigrit Nasari.
