Tammsaare Business Center is getting a solar park for half a million euros, which will produce a fifth of the building's energy needs on-site in the future and will significantly improve the building's energy efficiency.

Tammsaare Business Center is investing 500,000 euros in a solar park, which is planned to be commissioned by May 1st at the latest. The solar park will be built on the roof of the parking garage and will cover a fifth of the building's annual energy needs.

The total capacity of the solar park is 434 kW and consists of 790 solar panels, which can produce approximately 400 MWh of electricity per year. This amount of electricity covers one-fifth of Tammsaare Business Center's annual energy consumption.

"Our goal is to reduce environmental impact and make Tammsaare Business Center more energy efficient. The entire energy efficiency improvement investment, which amounts to three million euros, is a step into the future. In 2024, we already made investments in the field of energy efficiency totaling nearly half of this amount, and we will continue with investments this year as well," says Kaamos Real Estate CEO Taimo Murer.

The project is part of a broader plan by the center aimed at following sustainable development principles and offering tenants energy-efficient and environmentally friendly solutions.

Tammsaare Business Center received a BREEAM green certification rating of VERY GOOD in January of this year, which shows that even office buildings completed in the so-called previous decade can be maintained at the level of modern environmental requirements through continuous investments. "Since the solar park is not yet operational, it is not currently reflected in the BREEAM energy efficiency score, which also means that the building will become even more competitive from spring onwards," added Murer.

New investments are not limited to solar energy alone: there is also a transition to LED lighting with an additional control system, a new building automation system is being introduced, and an additional measurement system is being implemented, which will further increase the energy efficiency of the center.

What is BREEAM and what does this certification mean?

BREEAM (Building Research Establishment Environmental Assessment Method) is a widely recognized building environmental assessment system in the world that evaluates the energy efficiency, ecological footprint, and indoor air quality of buildings. This assessment covers multiple aspects, ranging from energy efficiency and waste management to optimization of indoor climate, water and energy consumption.

Tammsaare Business Center receiving a BREEAM green certification rating of VERY GOOD means that the building meets high environmental sustainability and energy efficiency standards. This level can only be achieved if the building's design, construction, and management are in line with best green building practices and scientific research that reduces the building's environmental impact.
