In January, 25% More New Apartments Were Sold in Tallinn Than a Year Earlier

January is typically the most modest month in the new construction market, however, 116 new apartments were sold in Tallinn during the first month of the year, which is 25% more than in the same period of 2025.

"Looking at the monthly sales results of new apartments from previous years, January figures have been up to a third smaller than the average for the rest of the year. The 116 new apartments sold in January 2026 gives reason to be optimistic about what lies ahead and hope that a typically stronger start to the year is a trend that will continue in the following months," said Bonava sales and marketing director Lauri Laanoja.

In January, according to the Land Board data, 625 transactions were concluded for residential premises transferred as apartment ownership, which is 83 transactions less than in December. Compared to January of last year, 2025, there were 13.6% fewer apartment purchase and sale transactions in Tallinn.

"We are starting the year with the fact that Tallinn's new apartment market is normalizing. Continued wage growth, improving economic environment, and as a result of tax changes, more money remaining in people's pockets increases families' confidence, which is an important basis for making the decision to buy a new home," explained Bonava sales and marketing director Lauri Laanoja.

According to Citify.eu data, Fund Ehitus sold the most new homes in January, followed by Endover and Hepsor. The average price per square meter of new apartments sold in Tallinn was 4359 euros in January, in the same period last year the average price per square meter of newly sold apartments was 4533.

The most new homes were sold in January in the Haabersti district, followed by North Tallinn and the City Center. The largest selection of new apartments is also available in Haabersti – 725, while in Nõmme there are only 69 new apartments on offer and in Pirita 86 new apartments.

The number of rental apartment listings has been in an upward trend since the autumn of last year, currently there are 1596 active rental listings in Tallinn, which is at the same level as the beginning of last year. The average rental price per square meter in Tallinn is 14.6 eur/m2.

"In Tallinn, there are over 2800 new apartments on offer and competition between developers is fierce, while transactions continue for apartments in every price range. A decrease in the prices of new apartments is not to be expected, we see growth in input prices, which may be accompanied by a rise in apartment prices, it is expected that the price per square meter growth this year will be in the range of 5-10%," noted Laanoja.
