In the Old Town of Tallinn, an old industrial building is being demolished, Neutra Capital is building a parking lot in its place
In Tallinn's Fahle district, demolition has begun on a former industrial building of approximately 1,150 square meters located at Tartu Road 80g. In place of the building, which was in poor technical condition and largely unused, Neutra Capital will construct a parking lot in the first phase. In the longer term, new commercial buildings are planned for the site.
The demolition work is estimated to last 1.5–2 months and will be carried out by Aspen Grupp OÜ.
The building at Tartu Road 80g is not part of the more valuable architectural heritage of the former Tallinn Cellulose and Paper Combination. It is an industrial building constructed later, which was part of the factory complex.
The older limestone production buildings of Fahle district have been preserved and restored during the development. The building at Tartu Road 80g does not have comparable historical or architectural value, and its technical condition has deteriorated significantly over the years.
During the Soviet era, the building was primarily used as a production and warehouse facility serving the cellulose and paper industry. After the factory's operations ended, the building has been used for various storage, production, and commercial spaces, but in recent years it has remained largely unused.
"In developing Fahle district, we have followed the principle of preserving and restoring buildings with genuine historical and architectural value. The situation with Tartu Road 80g is different: the building's technical condition is poor and there is no architectural or practical justification for its preservation. Demolition allows us to clean up the area and prepare it for the next phase of the district's development," said Kenneth Karpov, partner at Neutra Capital.
After the completion of demolition work, Neutra Capital will construct a parking lot on the site, which will serve the current and future users of Fahle district. In the longer term, the company plans new commercial buildings for the site, continuing the development of Fahle district into a modern business and urban environment where historical industrial architecture and new architecture complement each other.
