In Estonia, there are three real estate portals that offer fairly similar services. If choosing between them is difficult for a real estate seller or landlord, then you should compare the portals' price lists, number of listings, traffic statistics, user-friendliness, and special features.

Undoubtedly, the most affordable portal is Kinnisvara24.ee, where posting both a sales listing and a rental listing for 30 days costs a private real estate owner just 3.75 euros. On KV.ee, a sales listing for the same period costs 12 times more, namely 44.99 euros, and a rental listing costs 24.99 euros. On City24.ee, a sales listing costs 34.99 euros for 30 days and a rental listing costs 19.99 euros.

2) Number of Listings

The second important indicator by which to choose a portal is the number of listings, because customers with buying or renting interests come to a portal where they can get a good overview of available offers on the market.

KV.ee has the most listings – 26,809.

In second place is Kinnisvara24.ee – 20,425 active real estate listings.

City24.ee has dropped to third – currently 20,131 listings.

3) Number of Visitors

The third important indicator is the number of unique visitors. The more visitors, the more likely it is that one of them will find the "dream home" for their family or business and be able to finance its purchase.

The Kinnisvara24.ee portal receives approximately 27,000 visitors per day. Unfortunately, KV.ee and City24.ee no longer publicly disclose their visitor data. Previously, portal data could be compared based on the objective Gemius.ee statistics portal, but this August, KV.ee and City24.ee removed their data from Gemius and no longer publicly disclose statistics about visitors.

4) Special Features

For a real estate searcher, the biggest difference between portals lies in the fact that larger real estate agencies have granted Kinnisvara24 a 48-hour priority right for listings in exchange for favorable pricing policy. If the supply of homes or commercial spaces with required parameters on the market is scarce, then the probability that they will also find an owner within those 48 hours is very high. An especially strong advantage is a listing published 48 hours earlier in the case of rental apartments, because good rental apartments often sell within the first few hours.

If the goal is to sell your property quickly or find a tenant, then it makes sense to enlist the help of a professional broker from a real estate agency that has remained strong on the market through different economic cycles. Whether the listing is then placed on one or three portals is no longer so important, except of course from a cost perspective. Today, the most affordable portal is Kinnisvara24.ee.
