Hepsor to Build New Residential Buildings in Manufaktuuri Quarter with Mitt & Perlebach
Hepsor has obtained a building permit and signed a construction contract with Mitt & Perlebach to implement its next development project in the heart of North Tallinn. Two new residential buildings will be created at Manufaktuuri 12 address, which will house 49 homes as part of a broader vision to transform the historic Manufaktuuri quarter into a contemporary, human-centered and sustainable living environment.
Two cozy apartment buildings will rise directly next to the historic factory building in the Manufaktuuri quarter, accommodating 49 homes. The buildings themselves are modern but harmonize with industrial architecture – the sloped roof forms and choice of natural materials create a cohesive and distinctive atmosphere.
"Obtaining the building permit and signing the construction contract with Mitt & Perlebach mark an important milestone in the development of the entire Manufaktuuri quarter. This allows us to begin construction of new homes as early as July 2025. The Manufaktuuri 12 project brings modernity and closeness to nature to the historic area, while respecting its history and character," said Mihkel Mäger, Country Manager of Hepsor Estonia.
"Manufaktuuri 12 is a well-defined project, whose strength lies in a clear architectural brief and well-thought-out technical solutions. Our role now is to bring these plans to life. In cooperation with Hepsor, quality and durable homes will be created here that meet residents' expectations both today and in the future," added Kristjan Mitt, Member of the Board of Mitt&Perlebach.
The new A-energy class buildings are designed with modern and sustainable solutions such as smart home systems, electric vehicle charging infrastructure, solar panels, bicycle and stroller storage areas – all aimed at supporting residents' greener lifestyle and lower utility costs.
"We keep sustainability in focus throughout the quarter's development. For Manufaktuuri 12, this means not only energy efficiency, but also a broader environmentally conscious, human-centered spatial solution, as well as adaptation to climate change – for example, the construction of rainwater swales to mitigate heavy rainfall, and the addition of cooling solutions to roof apartments to ensure comfortable indoor climate during increasingly hot summers," emphasized Mäger.
A special courtyard area will be created between the apartment buildings, combining privacy, playfulness and community. The courtyard will feature a playground for small children, sports facilities, a basketball court, table tennis, picnic and rest areas, and weather-protected shelters – all complementing the outdoor spaces already present and planned in the Manufaktuuri quarter.
In recent years, Manufaktuuri quarter has become one of Tallinn's most interesting development areas. In addition to homes, the quarter will feature a public park, community gardens and commercial spaces that create a vibrant and diverse urban space. Manufaktuuri 12 is the next important step in realizing this vision.
Manufaktuuri quarter is being developed by Hepsor together with long-term partner Tolaram Group. The architectural solution for the M12 buildings was created by KUU architects and the outdoor space solutions were created by Punktiir OÜ landscape architects. The buildings will be constructed by Mitt&Perlebach.
