Bonava A-energy Class Development Rising in Haabersti Has Reached Full Height
Bonava Estonia Pikaliiva Kaarmaja first phase has reached its full height and will be completed this autumn. The first homebuyers will receive their keys in November.
The reaching of full height of the buildings located at Pikaliiva 5 and 7 was marked by a topping-out ceremony, which is an old tradition among builders. According to this tradition, the wreath must be taken down by the project client, and this is not made easy for them – the wreath is placed high and taking it down requires skills in handling tools. In return, the builders are treated.
Taavi Soorm, CEO of Bonava Estonia, said that Pikaliiva Kaarmaja is a good example of how having in-house expertise has helped continuously improve project planning. For example, the successful work of architects and engineers has improved the energy efficiency of the completed apartment buildings.
"The Pikaliiva Kaarmaja project has been enhanced with energy-saving solutions, such as solar panels located on the building's roof and more efficient ventilation units have been adopted," explained Soorm and added that through this, the building has achieved an exceptionally energy-efficient A energy class instead of the previous B class.
Currently, window installation is underway at Pikaliiva Kaarmaja, and this will be followed by interior and exterior finishing work.
Märt Hanson, construction manager of Pikaliiva Kaarmaja, explained that since the new development is located very close to a lake, special attention has been paid to ground work and the construction of a quality parking garage on the ground floor. For example, a protective tent was used when concreting the 1700-square-meter garage floor to achieve better results. "Due to high groundwater level and pressure, needle pumps were used until the second floor was completed to prevent the risk of building movement due to groundwater. Special measures have also been applied to protect the rainwater collector running through the property," explained Hanson regarding the construction technical aspects of this development.
In total, the Pikaliiva Kaarmaja project will be built in two phases with four 4-story apartment buildings that architecturally form a semicircle. In the first phase of Pikaliiva Kaarmaja, 79 one- to four-room apartments will be completed in sizes of 24-84m², and each home has a balcony or terrace.
The distinctive courtyard solution created by Bonava landscape architect Eda Vane is inspired by the local history of the area and is like an ode to the surrounding living environment. In the center of the Kaarja complex building is circular play areas, surrounded by a relief lawn area for peaceful recreation. The courtyard area offers activities and visual appeal year-round. In honor of the former manor alley, a section of the alley that led to the manor is being reconstructed on the eastern edge of the property, where rowan trees will be planted. The architectural solution for Pikaliiva Kaarmaja was created by architect Marta Payu.
