Lumia Wins Liveni Nõmme Homes Architecture Competition

Lumia won the architectural competition organized by real estate developer Liven for the new Nõmme city district development. The property covering Kalda 5 and Käokõrva 1-12 will have twelve new apartment buildings planned.

"We were looking for a solution for Nõmme that would suit families with small children and the cozy garden town environment, where good planning and an outdoor environment that supports lifestyle are important for homes. We see that home buyers increasingly value outdoor solutions that encourage spending time outside and interacting with neighbors, which is why we are involving landscape architects in addition to Lumia in Nõmme to make the spaces between buildings more playful and to make maximum use of the existing greenery," said Andero Laur, CEO of Liven AS.

A detailed plan and building permit have been issued for the development property in Nõmme district at Kalda 5 / Käokõrva 1-12, which allow up to 12 three-story residential buildings to be built on the site with a total of 72 apartments and approximately 6000 m2 of living space. The district has two cul-de-sacs to ensure quiet and safe traffic for residents, and the layout of the houses is planned so that the living rooms of the homes open mostly towards the south or evening sun.

Taking into account the detailed plan established for the property, the natural light of the homes was also one of the key components of the architectural project. The winning solution brought to Lumia was one that centered on family-friendly planning and good environmental feel. Liven's Nõmme homes will feature 3-5 room bright homes, with living rooms placed in the corners of the buildings so that their windows open in multiple directions.

"We were inspired by Liven's well-thought-out assignment to create family homes in the forest. The location between the landscape protection area and historic Nõmme brings two good things together. There is a lot of space and greenery around the houses, and there are good conditions to create family-friendly homes in a pine forest, where each family has a large terrace and plenty of space between houses. Right next to the houses are health trails, a wonderful location for people who want to spend time actively in nature," said Margit Aule, partner at architecture bureau Lumia.

The architectural competition organized by Liven AS received three competition entries, from which both the jury and a focus group consisting of home seekers selected the project that best suited the Nõmme environment and met the expectations of future residents. The architectural solution offered by Lumia focuses on quality planning that takes into account the needs of families with children.

"We are excited to start cooperating with Lumia, who has stood out so far with contextual architecture. In addition to good planning, Lumia distinguished itself in its work with minimalist facade solutions, whose color tones are different but still fit well into the natural environment. The interviews with the focus group of home seekers also revealed a preference for a natural wood facade appearance, which is in dialogue with the forest adjacent to the houses. The outdoor solutions, pedestrian paths, and large storage spaces for storing hobby equipment were also important," said Andero Laur, CEO of Liven AS.
