Four New Buildings Added to the Fahle Area and Skyscraper Zone

Fahle City will gain approximately 35,000 square meters of commercial space over the next three years, divided among four different buildings. All new buildings have already been issued construction permits. Additionally, the area has a skyscraper zone planned for the future. The developers' investment confidence comes from continued demand for A+ class offices, particularly for economical modern architecture commercial buildings.

Two of the four buildings are located on the edge of Tartu Road and two in the heart of the Fahle area. Tall buildings will come in the distant future to the part of the quarter near Petersburg Road. According to Fahle area developer Sven Mihailov, the addition of four new buildings will significantly change the appearance of the entire area.

In the heart of Fahle, a historical boiler house awaits renovation along with a chimney, onto which a 40 square meter glass dome observation platform will be created. "The boiler house offices are located in a spacious, light-filled interior of the boiler that rises through the floors. From the boiler, you can continue into the chimney laid with red bricks, which contains an elevator and a spiral staircase that leads to the glass observation platform. This can be used as Tallinn's most unique meeting room or for organizing smaller private events and dinners," described Mihailov the area's new attraction.

Fahle's second building awaiting construction is connected to Fahle Boiler through an underground gallery, where wagons once traveled and transported shale oil and coal. The building will have 2 underground and 14 above-ground floors, with six lower floors housing Fahle city center's central and largest parking house and the upper floors containing offices with Tallinn's best views. The building is made special by its facade greenery – multi-story vertical plant walls.

Construction of Estonia's first wooden structure high-rise building will start this summer on the Tartu Road side edge of Fahle City and is scheduled to be completed in 2026. The eight-story unique office building with large landscaped terraces will have If Insurance as its anchor tenant. In the immediate vicinity, a 14-story building called "Portal" will be built, which won an architectural competition, with construction potentially beginning in 2025 and completion in 2028. The new buildings form a new gateway to Tallinn from the Tartu direction for those entering the city center.

"We begin construction work on each new building as soon as we find a suitable anchor tenant for it. The special feature of Fahle is that we offer large companies large spaces and build them out according to their specific needs. We see that companies are moving in the commercial real estate market and many large companies are looking for A+ class offices that better suit their needs. Today's office is expected to be energy efficient and economical. The office environment and the surrounding area must be attractive to employees and offer special design rest areas and comfortable parking through to daycare facilities," said Mihailov.

Therefore, developers are increasingly investing in special architecture and pursuing green certifications for new buildings. Fahle developers have taken this path as well and all buildings in the area carry BREEAM, Europe's highest green certification, which makes Fahle one of the most environmentally friendly building areas in Tallinn. Mihailov notes that B and C class buildings are currently having difficulty finding tenants and will need to make investments to modernize the buildings.
