Final Stretch: Four-fifths of New-Järveküla Residential Area Homes Sold

In Estonia's largest residential area consisting only of row and semi-detached houses, New-Järveküla, over 80% of the 165 homes have already found owners. Invego's development project, worth more than 40 million euros, is scheduled to be completed in the first half of 2026. 

According to Invego's CEO Kristjan-Thor Vähi, the New-Järveküla row house area has been selling steadily well over the past three years. "It is a well-known truth that there is always a right time to buy your own home. It is hard to imagine a better living environment for a family with several children than New-Järveküla row houses and the surroundings that encircle them," explains Vähi, emphasizing that the developer has also managed to keep the prices of row house homes in the same range as larger apartment homes.

According to Invego's sales manager Markus Külaviir, December was a record month for New-Järveküla, when as many as 11 homes found owners, but the following months have also been eventful. "Today, much of the preliminary work is already being done by those who live in their new homes and invite friends as neighbors. Now that the final stretch is in sight, one can predict the emergence of a fomo effect as well," says Külaviir and adds that the increase in VAT expected in the summer should also accelerate people's decisions to purchase a new home.

The final construction phase of New-Järveküla began in March, and the entire residential area will be completed in the first half of next year. All New-Järveküla A-energy class homes are built from quality materials and have a five-year building guarantee, so the new owner does not have to worry about their investment and can settle comfortably in their new home.

In total, 165 row and semi-detached house homes are being built in the New-Järveküla residential area for families who want to live in the midst of nature, in close proximity to the city, and who value privacy and closeness to nature, which apartment living does not offer. In New-Järveküla, shops, schools and kindergartens are in convenient proximity and there is good connection to the city both by public transport and by car.

The New-Järveküla residential area is being developed by Invego and the project's financial partner is EfTEN Capital's real estate fund EfTEN United Property Fund. New-Järveküla was designed by PIN Architects and NOBE is responsible for the construction work.
