Estonia's First Environmentally Friendly High-Rise Building with Wood Construction is Being Built in Fahle Park

Estonia's first eight-story office building with a completely wooden structure will be built in the business and residential quarter established in the historic paper mill area of Fahle Park. The eight-story office building will be constructed on the Tartu St. 84B property and will be connected to the urban space of Fahle Park. The building will receive an environmental construction quality mark, which aligns with the entire Fahle Park's sustainable, green, and sustainable concept.

While the use of timber constructions for high-rise buildings as part of environmentally sustainable building style is already common in many places across Europe, in Estonia, Fahle Park's new building is the first of its kind. "Since almost half of the entire carbon footprint comes from construction, there is much that can be done in this sector. Therefore, we decided to make the new building completely environmentally friendly and abandon the use of steel constructions and concrete with their carbon dioxide-intensive production processes," said Sven Mihailov, partner of Fausto Capital, the developer of Fahle Park. "The ecological footprint of a building with cross-laminated timber constructions is very small, and as a renewable raw material, wood is an excellent carbon storage medium. Its high fire resistance and thermal insulation also ensure energy efficiency and low heating costs. Additionally, the indoor climate of a building made from natural materials is much healthier for office workers," added Mihailov.

Fausto Capital is investing 13.4 million euros in the construction of Tartu St. 84B and will begin construction this year. The building's eight above-ground floors will gradually descend through large landscaped terraces down to the fourth floor, creating an airy overall impression. A green city square will be created in front of the building. Large terraces and a green city plaza will open toward Tartu St. and offer beautiful views to those coming from the airport.

The building at Tartu St. 84B will use solar energy and collect rainwater. The building will also include bicycle and scooter parking spaces with shower facilities and charging points for electric vehicles. The parking lot will be located two floors underground. "The new office building's office spaces can be connected with large terraces, from which beautiful views of the city and Lake Ülemiste open up and where winter gardens or saunas can be added. If desired, companies can create their entire office on one floor to promote interaction between colleagues," described Mihailov the special features of the new building.

The construction of Tartu St. 84B marks Fahle Park, one of Tallinn's fastest-developing business quarters, moving into its next construction phase. The first two phases are complete and covered by lease agreements. The high construction quality of the entire Fahle Park and its multi-layered interesting historical urban space have rapidly revived the area and brought prestigious offices, restaurants, and other service companies here. In the third and fourth phases, Tartu St. 84B will be developed and the historic boiler house of Fahle Park will be reconstructed into an A-class office building along with its chimney, which will be topped with an observation platform.
