Fahle Park Expansion Brings Green Urban Square and Terraced Building

Fahle Park developer Fausto Capital purchased a approximately 2700-square-meter property on the edge of Tartu Road, where a landscaped urban square and an environmentally friendly 6000-square-meter building with special green terraces descending in steps will be built. The property will be connected to the historical Fahle Park's overall concept and an additional 13.4 million will be invested in the expansion.

"The building's large landscaped terraces and green urban square will open towards Tartu Road and offer beautiful views to those coming from the airport instead of the current wasteland. The new development will bring a modernly designed green urban space to the Tartu Road area, which is currently lacking," highlighted Sven Mihailov, owner of Fausto Capital, the importance of the development.

The growing interest of tenants in Fahle office spaces encouraged the business and residential quarter to expand even further and plan additional green buildings here. "The building at Tartu Street 84b will become a quality mark for environmentally friendly construction, which aligns with the entire Fahle Park's sustainable green and smart concept," said Sven Mihailov.

This is the first high-rise building in Estonia to be constructed entirely from wooden structures, with construction being consulted by experienced engineers from Switzerland. The building will be energy-efficient and will use solar energy and collect rainwater. At the same time, Tartu Street 84 B is well connected by public transport and convenient for light traffic users—bike and scooter parking spaces with shower facilities and charging points for electric cars will be created here. The parking garage will be built two floors underground.

Margit Aule from KAOS Architects, the building's creator, noted that greenery, glass, and limestone shape the Fahle environment, while the new building adds wood as a new element, which brings even more coziness. "The building's eight above-ground floors will descend in steps through large terraces down to the fourth floor, creating an airy overall impression. Office spaces can be combined with large terraces offering beautiful views of the city and Lake Ülemiste, where vegetation, glass winter gardens, or saunas can be added," described Aule the special features of the new building.

"The first floor of the building will have cafes and retail spaces that open onto the green urban square in front of the building. The upper floors of the building are intended for offices, and to promote internal communication within companies, one company can rent an entire floor. Office spaces can be divided into smaller rooms as desired or used based on the open office principle," said Mihailov.

The former paper mill area of Fahle is one of Tallinn's faster-developing areas, where the capital's most modern active living and business environment has already emerged. Fahle's renovated limestone buildings, together with airy glass solutions, have been well received, the city's grandest events take place on the exotically landscaped gallery street, buildings are filled with prestigious offices, and restaurants and cafes in the area have found their clientele.
