Everaus Real Estate's First Wooden Element House Development Brings Affordable and Energy-Efficient Homes to Market

Kangru Kodu - Everaus Kinnisvara 2

Everaus Real Estate has launched the sale of townhouses at Kangru Kodu. The new development rising on the outskirts of Tallinn meets today's market needs, offering quality and energy-efficient living space that is priced to be among the most affordable new developments in Tallinn and its surrounding areas. The houses are planned to be completed by the end of 2026.

Kangru Kodu is the first project in the developer's portfolio to use timber elements as the primary structural material. The use of modern timber element technology allows for faster and more sustainable construction, thereby offering a more attractive final price without compromising on quality. Since these are factory-produced timber element houses, the significant parts of the buildings are manufactured under controlled conditions in the factory, resulting in uniform and high construction quality. Kangru Kodu is also attractive because the new development is located on the edge of the capital, yet in the midst of nature and forest. The natural abundant greenery provides an immediate advantage in terms of both high quality of life and a greener lifestyle. In addition to the pleasant outdoor air, Kangru Kodu also guarantees a healthy and comfortable indoor climate. The townhouse price includes a modern apartment-based cooling system, which provides relief on hot summer days and creates ideal living conditions in this A-energy class building.

"The natural environment of Kangru Kodu inspired us to create homes that would be as nature-connected and sustainable as the abundant greenery surrounding them. The aim was to create a harmonious living environment where modern timber element technology meets a green mindset, and that is why we chose timber elements as our primary structural solution," commented Janar Muttik, founder and CEO of Everaus Real Estate. "The facades are covered with board cladding of varying widths and relief, and the color of the buildings was chosen to emphasize natural material and blend with the natural environment. The silhouette of each home presents four homes that seem simple at first glance, but are thoughtfully designed and comfortable in substance," added architect Martin Aunin, who designed the townhouses.

Eight townhouses will be built in several phases at Kangru Kodu. Each townhouse contains four four-room homes with a layout spanning two floors. The new development is conveniently located on the outskirts of Tallinn, in Kiili municipality, ensuring quick connection to the capital while offering a peaceful and nature-connected living environment. The area has the necessary infrastructure – nearby are kindergartens, schools, sports and leisure facilities, and new shopping centers at Luigel and Kurna. In addition to the townhouses, Kangru Kodu also offers single-family home plots for sale.

Everaus Real Estate is an ambitious residential and commercial real estate developer. The company, which began as a single-family home developer in 2015, has grown to become a developer with a diverse portfolio that includes apartment buildings, townhouses, semi-detached houses and single-family homes, office buildings, warehouse and stock-office spaces and mini-storage units, as well as single-family home plots and guest apartments. While residential real estate projects are intended for sale, commercial real estate is developed for risk diversification through rental purposes as cash flow projects, and the constructed commercial buildings are retained in their own ownership. Everaus Real Estate is the only real estate developer in Estonia whose virtually all completed residential developments have received high recognition at home competitions. Due to pioneering choices, the developer's projects have been awarded the title "the first of its kind" more than once.
