Estonia's Largest Housing Development Rises in Kehraaru

Matek, one of Estonia's largest modular house manufacturers, is developing the Kehrametsa residential area in Kehra with 21 detached houses and five semi-detached houses in two phases.

According to Nelli Kerde, a consultant at Uus Maa Five Stars real estate office advising on the development, this is the largest single-family house development in Kehra since the restoration of independence. "As life and development in Tallinn becomes denser and more expensive, many people and developers are moving out of the capital. In recent years, the focus of new developments has increasingly shifted eastward from Tallinn. Kehra has emerged as one of the more attractive destinations thanks to more favorable price levels, developing infrastructure, and fast transport connections," Kerde described the trend.

"From Kehra, you can reach Tallinn by train in about twenty minutes, and the area has solid infrastructure – schools, kindergartens, shops, and services. The surrounding area also has plenty of greenery, sports opportunities, and the beautiful and fish-rich Jägala River," said Kerde.

"Homes in Kehra are a third cheaper than in the Tallinn area. For example, for the price of a more affordable terraced house in Tallinn, you can get a new 5-room house with a 2,000 square meter plot in Kehra," said Kerde.

Families looking for more space mainly move into Kehra detached houses, while terraced houses are more attractive to people whose children are already grown and who simply want a quieter environment away from the capital," commented Kerde.

"Matek builds modular houses on the plots that are assembled with quality in its factory and are ready for move-in within four months. In the new development, the first homes are currently for sale as well as a show house," added Kerde.

In Matek's Kehrametsa development, a 3-room terraced house costs 199,900 and a 5-room detached house costs 319,900 euros. Plots are also offered in the Kehrametsa development.

The first phase of the Kehrametsa development is located in Kehra on Jakobsoni Street, and the second phase is in the area of Lille and Aianduse Streets.
