Endover Starts Building Estonia's Most Waterfront Homes in Viimsi
On September 26, shovels will break ground to begin construction of four Riviera Viimsi waterfront apartment buildings. Estonian renowned real estate developer Endover plans to hand over the seaside homes to the first families by the end of next year.
"We are renovating a large part of the abandoned wood mill production site by the sea to open this naturally beautiful area to people. In addition to building residences, we are renovating Kaluri Road for Viimsi residents, creating bicycle paths and Kivila Park with a playground, and a light pathway will lead directly to the beach," introduces the upcoming work Robert Laud, member of Endover's board.
The Viimsi Municipal Government has also begun developing the area; in spring, they started planning the renovation of the land plot, creation of activity fields and play areas along with the construction of a beach promenade from Muuli Street to Kesk Street.
Modern Riviera homes are rising next to Haabneeme sandy beach in Viimsi, with a total of four 4-story apartment buildings containing 65 apartments. Riviera homes are located in the midst of nature – on one side the sea, on the other side a green forest patch. The beach promenade running from the home offers diverse leisure opportunities, for example the highly regarded restaurant OKO is located just 180 meters away.
"The advantage of the Riviera project is ground source heat, which significantly reduces the housing costs of future residents. The transition to ground source heating in an area originally planned for gas heating is an important step in reducing fossil fuel consumption and CO2 footprint throughout the building's entire lifecycle. The solution is beneficial both for the environment and for new residents, who are guaranteed stably lower fixed costs," introduces Riviera chief designer Juhan Kangilaski from What If office.
Additionally, the homes feature radiant floor heating and energy-efficient heat recovery ventilation. All four buildings have an underground garage where each space is equipped with the possibility to install an electric car charger. The buildings also have an elevator and parking both under the buildings and at the edges of the plots. By the start of construction, a quarter of the homes have already found owners.
According to Arko Kurtmann, head of business banking at Coop Bank, recent changes in the real estate market have shown that it is time to return to the fundamentals of residential development, where everything starts with location: "Endover's Viimsi Riviera is certainly a development with a unique location and offers its future residents beautiful homes with sustainable solutions designed specifically for this area. For Coop Bank, this is an excellent opportunity to contribute to improving the living environment in the Tallinn metropolitan area," says Kurtmann.
Located just 50 meters from the sea and sandy beach, the homes feature spacious 2-5 room apartments with balconies and terraces ranging in size from 58–139 square meters, and specially designed attic apartments spanning two floors, with spacious sea-view roof terraces, a sauna, and the option to add a fireplace and whirlpool bath.
Around the buildings, there is a large and diverse children's playground for public use, a park area inspired by beach nature and public parking spaces. Within walking distance is Viimsi center, schools and kindergartens, nearby are forests and fitness trails, sports clubs, spas, wellness centers. Thanks to Reid Road, there is quick access to both Viimsi center and Tallinn's city center. The entire area is pedestrian and bicycle friendly and of course, a bicycle storage facility awaits new residents next to each building.
