Endover Returned Over 4 Million Euros to Estateguru Investors With Interest
Endover repaid the 4.2 million euro loan taken for the Volta Villa reconstruction to Estateguru investors early in September, with 10.8% annual interest income serving 6778 unique loan investors of the project.
The entire loan was repaid to investors early when the bank refinanced the project. "Construction moved at a very good pace, the building was completed and the first apartments have already been handed over to buyers. Therefore, the development reached a logical point where the developer refinances it at a commercial bank," explained Estateguru's head Mihkel Stamm, who noted that successful cooperation with Endover has also been conducted following a similar model for the Klauson's Confectionery Factory and Rocca Tower developments.
A total of 6778 Estateguru investors participated in financing Volta Villa, with the largest investment placed in the project being 500,000 euros and the smallest 50 euros. Volta Villa financing began on the Estateguru platform in December 2023, the project was financed over 13 funding rounds totaling 4.2 million euros, and the investment return was 10.8% on an annual basis.
According to Stamm, this is a widely prevalent scenario where crowdfunding provides the developer, even a large and well-known developer, with bridge financing in the early stage until the bank is ready to take over project financing. "This is a model that has proven itself very well over ten years. I believe that in this particular case, both Endover and their clients, Estateguru and our investors, as well as the bank that has now taken over financing, are satisfied," said Mihkel Stamm.
