Expert: Tallinn's Most Apartment Transactions Last Year Were Made in Lasnamäe and Downtown
The most transactions on Tallinn's apartment market last year were conducted in Lasnamäe and the city center, but the growth in transaction activity was highest in Kristiine and Pirita districts, according to 1Partner Real Estate analyst Elia Vääri.
Last year's most transaction-heavy district was Lasnamäe, where a total of 1,872 apartment transactions were completed, and compared to 2024, transaction activity there grew by 14%. The city center came in second with 1,691 apartment transactions, but the annual transaction activity growth there remained modest, rising only 6%. "These two regions are historically the leaders of Tallinn's real estate market, but their profiles are completely different. Lasnamäe maintains consistently high transaction volumes with its affordable secondary market apartments, while the high transaction activity in the city center stems primarily from the region's persistent demand and liquidity," says Vääri.
Transaction activity grew the most in Pirita, where with 198 transactions there was an annual growth of 18%, and Kristiine, where there were 741 transactions, which is 17% more than a year earlier. "The increase in Kristiine transactions was driven primarily by large new developments such as Kindrali Majad and Lõvirahu residential area. In the case of Pirita, it is important to note that it is a smaller district compared to the others, so while the percentage growth is impressive, the total number of transactions in the capital's bigger picture is rather marginal," explains Vääri.
In terms of price levels, Tallinn's most expensive districts are the city center and North Tallinn, where the average price per square meter of apartments reached 3,685 and 3,414 euros respectively. The average price per square meter fell below the three thousand euro threshold in only three Tallinn areas - Lasnamäe, Mustamäe, and Nõmme.
