Estonia's First High-Rise Wooden Construction Building Granted Construction Permit

Fausto Capital is building on the Tartu Avenue 84B property Estonia's first fully wood-constructed environmentally friendly high-rise building, which will be integrated into the rapidly developing urban space of Fahle Park. Now the City Government has issued a building permit for the construction of this unique building and according to Fausto Capital, work will begin already this year. The building will become a quality mark for environmentally friendly construction, which aligns with the entire Fahle Park concept of a sustainable, green, and responsible residential and business district.

The office building's large terraces and green city square will offer beautiful views to those traveling on Tartu Avenue. The building's eight above-ground floors will gradually descend through large landscaped terraces down to the fourth floor, creating an airy overall impression. The ground floor of the building will host cafes and service businesses that open onto the green city plaza, creating a vibrant urban space on the Tartu Avenue side for pedestrians.

Tallinn Deputy Mayor Madle Lippus: "Since almost half of the entire carbon footprint comes from construction, there is much that can be done in this sector. The wood-constructed high-rise at Tartu Avenue 84B and the Fahle Park green residential and business district more broadly are good examples for the entire construction sector and support Tallinn's title as a green capital. In addition to substantive quality, the building's environmentally friendly message stands out to passersby thanks to the planned extent of landscaping. Therefore, the building is perfectly suited to adorning the city at the edge of one of Tallinn's important entrances," said Lippus.

The ecological footprint of the new building's cross-laminated timber constructions is very small, and as a renewable raw material, wood is an excellent carbon sink. Its high fire resistance and thermal insulation ensure energy efficiency and low heating costs. Also, the interior climate of a building made from natural materials is much healthier for office workers.

According to building architect Margit Aule from LUMIA Architects, there is no other such tall wood-constructed building in Estonia, and the design was done in collaboration with Tallinn University of Technology and ETH Zurich. "In addition to wood constructions, we also used all other possibilities to reduce the building's carbon footprint. For example, solar energy will be used there and rainwater will be collected. At the same time, bicycle and scooter parking spaces with shower facilities and charging stations for electric cars will be created. The car park will be built two floors underground. The office spaces of the new office building can be combined with large terraces that offer beautiful views of the city and Lake Ülemiste and where you can add greenery, winter gardens or saunas," described Aule.

According to Kenneth Karpov, co-owner of Fahle Park developer Fausto Capital, the buildings developed in the first phase of Fahle Park have been assessed worthy of the green certification BREEAM's highest OUTSTANDING level, and the same quality is also being used for new buildings. "We certainly want to aim for the BREEAM highest level for the Tartu Avenue 84B building, which has been achieved by only 1% of all certification recipients," said Karpov.

Fausto Capital is investing 13.4 million euros in the construction of Tartu Avenue 84B and the building will bring 7,200 square meters of A-class office space to the real estate market. Fausto Capital also recently announced the purchase of properties at Tartu Avenue 86B and 88 in the Fahle area, where it wants to create similar quality buildings.
