Construction of a Powerful Health Center Begins in West Tallinn Megadistrict
Next to Mustamäe Centre, a mega-complex is rising that will unite the existing shopping centre, a new 24-storey residential building, a large health centre, and a 550-space parking building into a unified whole. Tammsaare Health Centre, developed by Scandium Kinnisvara AS, signed the construction contract last week. The builder is Eventus Ehitus, who built Mustamäe Centre itself years ago. In total, the buildings will form one of Tallinn's largest mega-centres spanning 55,000 square metres.
"Medical centres want to be located where people go – nowadays especially next to shopping and entertainment centres. The fact that Mustamäe Centre, located at the junction of several city districts, is a good location for a health centre is demonstrated by the considerable interest we have already seen from medical companies. To date, we have signed rental agreements with Synlab, Estonia's most well-known laboratory services provider, 6 family medicine centres with a patient list exceeding 10,000 patients; in addition to two dental clinics, two physiotherapy practices, Nordoptika and a medical device company. Several contracts are additionally in the signing phase and thanks to the building's scale, we can also offer good spaces to larger companies," said Maido Lüiste, CEO of Scandium Kinnisvara.
"The fact that, in addition to us, AS TTP has also started construction at the same location, developing Tallinn's tallest – 24-storey residential building – on the other side of the building, demonstrates developers' confidence and positive outlook on the capital's real estate market," said Lüiste. "Mustamäe Centre, tower building, health centre and parking building, together approximately 55,000 gross square metres, will be one of Tallinn's largest and most distinctive mega-centres, where a wide range of different services can be consumed on site. Together we are paving the way here so that people can get the services they need for life next to their homes and don't have to drive across the city or to the city centre.
Tammsaare Health Centre will be 6-storey and the main entrance will be from Sääse Street. The adjacent Mustamäe Centre will be connected to the health centre so that the services of both buildings are conveniently accessible to both buildings' employees and patients and clients. When the quarter is completed, the Mustamäe Centre area will become Estonia's first mixed-use business and residential quarter to be built on a shopping centre site.
The aim of Tammsaare Health Centre is to bring together specialists from various fields under one roof, from family doctors, laboratory services and dental care to rehabilitation and counselling, making the patient's treatment pathway as convenient and local as possible. The building has spaces ranging from 16-1100 m2. The building's location on the border of Mustamäe, Õismäe and Kristiine districts makes medical care accessible to more than 80,000 residents of the area.
