„Many roofs of older apartment buildings certainly need renovation. As a rule, they were built at a time when the goal was for the roof to keep out water, but effective thermal insulation was not the objective," explains Rein Kala and adds „an old, unrenovated cold roof that lets heat through also means higher heating bills for the condominium."

„If you ignore problems that develop over time and postpone solving them, we eventually reach a situation where there is no more time for planning and making optimal decisions. Quick decisions must be made, which may not be the most rational and at the same time may not be the most economical," says Kala.

You must look at the bigger picture

When planning the reconstruction of an apartment building, it is always worth looking at a broader picture. For example, when building a new ventilation system for a building, it makes sense to install ventilation ducts inside the roof structure insulation, which requires doing several different types of work at the same time.

There are other similar places where work can be combined to save money and time. When planning a building renovation, the desired work must be carefully thought through, a project must be ordered, a construction tender must be organized, and then the best offer must be selected. Rein Kala urges that the builder should definitely not be chosen based on price, but on the content of the work offered.

For the roof, it is worth asking designers and builders for comprehensive solutions that, in addition to covering roofs and insulating them, also include the renewal of eave joints, parapets, roof hatches, chimneys, ventilation systems and rainwater drainage systems.

The choice of the right materials is also very important. In making this choice, one should be guided by foresight, not by today's price, because a material or solution that appears more expensive at first glance may actually turn out to be more economical when looking at the bigger picture.

Better materials extend the life of the roof

Every building ages and the older the building, the more seriously the condition of the roof must be examined and, if necessary, intervened. „Thanks to new materials and technical solutions, it is possible to significantly extend the life of roofs," says Kala.

In this climate, one of the most common flat roof covering materials is bitumen roll material, which contains reinforcing fabric and is designed to effectively prevent moisture spread. Roll materials are produced with different color coatings. The most common colors are black and gray. However, materials with red, brown, green and white granule layers are increasingly used. A more colorful roof offers aesthetic appeal, but a lighter surface heats up less in hot weather, thus protecting both the material and structures from overheating and extending the roof's operational life.

Also very important are the composition of the bitumen material used to manufacture the covering material, the thickness or weight of the material, the material of the reinforcing fabric and its weight.

In the construction of new flat roofs, a rising trend is roofs with plastic roll material covering. In the Estonian market, the main type used is PVC or polyvinyl chloride thermoplastic polymer and reinforcing fabric based waterproofing or covering material. Such a roof does not require a separate ventilation system and the plastic roll material is mechanically fastened with dowels to the roof's substructure. The joints in the roll material are welded together using electric heat guns or hot air blowers. Both welding machines and hand-held heat guns are in use.
