Bonava Starts Construction of Pikaliiva Kaarmaja II Phase
Bonava, one of Tallinn's largest residential development companies, has begun construction work on the second phase of Pikaliiva Kaarmaja on the shores of Lake Harku. The exceptionally energy-efficient A-class residential buildings at Pikaliiva 9 and 11 addresses will feature 81 apartments ranging from one to four rooms in size from 24-84 m².
This is the final phase of a building consisting of four houses, with the first two residential units completed for move-in in November 2023. The last two buildings of Pikaliiva Kaarmaja will be completed by the end of 2024. In total, Pikaliiva Kaarmaja in its horseshoe-shaped building contains 160 homes.
"We see that the market revival that began at the end of the last quarter of last year has continued in the first months of this year. The number of client contacts and interest in new quality homes has increased, which is why Bonava decided to begin construction work on the final phase of our Pikaliiva Kaarmaja," explained Taavi Soorm, Managing Director of Bonava Estonia, on the company's investment decision.
"Bonava's homes are energy-efficient, very carefully designed for space utilization, and slightly smaller than average, with demand for such homes with more affordable prices and favorable costs remaining strong. Therefore, in planning our activities for the near term, we are moderately optimistic and, depending on market activity, we hope to begin construction on a total of 1-3 projects this year," added Soorm.
According to Kätlin Villmann, Bonava's development manager, Haabersti is currently one of the faster developing areas in Tallinn. Pikaliiva Kaarmaja stands out among the surrounding tower buildings in the area, offering a cozy living environment and a nature-nearby location – forest trails and the shore of Lake Harku are within walking distance. "Pikaliiva Kaarmaja is highlighted for its distinctive architecture and courtyard area, with a major advantage being the building's exceptionally energy-efficient class," described Villmann on client feedback so far. Solar panels will also be installed on the roof of the four-story buildings, and efficient ventilation units will be put into use, which results in the building receiving an A-energy class rating.
"Pikaliiva Kaarmaja is suitable as a home for a conscious person for whom sustainable living is important and who also thinks about their ecological footprint. By purchasing a particularly energy-efficient home located in the city, a person chooses lower home costs, more favorable loan terms, but more broadly it is a responsible choice for a smaller environmental footprint," added Bonava's development manager.
The one to four-room apartments in the buildings at Pikaliiva 9 and 11 all have a balcony or terrace, and each home comes with a separate storage room located on the basement floor where residents can store sports equipment or seasonal items. Additionally, bicycle and stroller storage rooms are located on the basement floors of the residential buildings. In the courtyard of the semi-circular Pikaliiva Kaarmaja building, there are rest areas and playgrounds for children of various ages. There will also be table tennis playing opportunities and a common grill and rest area in the future. Most of the residential area's parking has been solved with an underground parking garage.
