Bonava Begins Construction of Kirsiõue Neighborhood in Saku

Housing development company Bonava is starting construction of the Kirsiõue neighborhood in Saku town. In the first phase, a 4-storey building with 32 apartments will be completed by the end of summer 2026 on the Soo tee 5 property.

According to Bonava's sales and marketing director Lauri Laanoja, the market for new homes in the Tallinn metropolitan area has become more active. While typically about 80% of new apartment transactions in Harjumaa are conducted in Tallinn, this year the share of municipalities has grown to a third. "This stems from more affordable real estate prices in the area, increased selection, and people's desire to live in a quieter living environment. We also see potential at Bonava to offer new homes outside of Tallinn," explained Laanoja.

Saku was chosen as the location for the new development because the living environment there aligns with Bonava's strategy to create homes in already established areas. "Even when living outside the city, you don't have to give up the advantages of city life, where diverse activities continue near your home and services are easily accessible. According to the 2024 national satisfaction survey, Saku also ranks first among Harjumaa municipalities. The fact that residents themselves highly value their hometown's services, living environment, and community cohesion should certainly encourage others to choose Saku as their home," believes Laanoja.

Future residents of the Kirsiõue residential area will be able to walk or cycle along pedestrian paths to shops and cafes or a health center, children can safely go to school and clubs on their own, and the surrounding area offers green spaces and fitness trails for leisure time. "Saku has good and fast connections to the capital, making it an attractive option for current Tallinn residents who would prefer a more intimate living environment," described Bonava's sales and marketing director the advantages of the new neighborhood being created.

The Kirsiõue apartments will be assigned an energy-efficient A-energy class and convenient living arrangements include a guaranteed parking space in the building's courtyard and storage space on the ground floor. The homes have spacious balconies and terraces, the residents' courtyard will have a recreation area, a small children's playground, and a picnic area with a pergola and grilling facilities.

In the first phase of the project, 32 two- to four-room apartments will be completed, ranging from 43.2–82.1 m² in size. In total, 7 apartment buildings with 175 apartments are planned in the Kirsiõue area.
