Bonava Begins Construction of Final Phase in Nõmmemäe Neighborhood at Mustamäe

Housing developer Bonava is beginning construction of the third and final building in the Nõmmemäe neighborhood on the border of Mustamäe and Nõmme. The eight-story building at Mäepealse 9/3 address will be completed by the end of 2027 with 46 apartments, bringing the entire Nõmmemäe development to completion with three buildings and 138 homes.

Construction of the two buildings in the first phase of Nõmmemäe is in its final stages, with 92 apartments to be completed by December 2026, with 2/3 of them already sold or reserved.

"Mustamäe is Tallinn's smallest district by area, but the second largest by population, yet it receives relatively few major housing developments. Currently, it also has the fewest new developments for sale among Tallinn's districts. At the same time, it is an established living environment with good connections, where services, jobs, and important educational institutions exist. We also see from the results of our developments how interest in new apartments in Mustamäe remains stably high, which is why we are continuing to invest in the area," explained Bonava's Sales and Marketing Director Lauri Laanoja when starting the next phase of the project.

In recent years, the company has also noticed a change in the profile of new home buyers. "We see how the average age of clients has increased by 5 years, and increasingly we are no longer dealing with first-time home buyers. People are looking for a living place suitable for a longer period, which also changes the logic of the purchase decision. In addition to price, layout, and district, people look at the specific microarea—what opens from the window, how much greenery is around, what will be the future construction of the surroundings. They imagine life in that place even ten years from now," described Laanoja.

The Nõmmemäe neighborhood is located on the border of two different urban environments. On one side is Mustamäe's urban infrastructure, on the other is Nõmme's greenery, a sports center, and Harku Forest health trails. "The third and final building of the development is located in the southern part of the property, near a landscape protection area. Due to limited possibilities for large-scale construction on the green area next to the building, the apartments' more spacious views of the greenery will be preserved in the long term," said Laanoja.

Nõmmemäe's 1-4-room homes in energy class A are 31.5–77.9 m² in size. All homes have a balcony or terrace, and parking and storage areas are located on the first floor and underground floor of the building. Attention has been paid to the shared living environment, with a community garden, greenhouse, play and recreation areas, and an outdoor office being created in the courtyard, as well as a sports room and a bicycle and dog wash room in the buildings.
