Baltic Region's Largest Private Capital Health City New Building Receives Cornerstone

Today, the cornerstone was laid for the new Endel Tulvingu Health House in the Ülemiste City health cluster. The building, which will be completed in 2027, will make Ülemiste City's health cluster the largest privately funded one in the Baltics. The anchor tenant of Health House 3 will be Pihlakodu, a provider of elderly care services.

With the laying of the cornerstone for Health House 3, the third and final construction phase of the Ülemiste City health cluster begins, which will expand the health cluster's area to more than 27,000 square meters.

"The idea for the Ülemiste City health cluster emerged in 2018, and by now it has become one of the region's most important health service providers, combining a wide range of preventive and treatment services while also promoting innovation in healthcare," said Sten Pärnits, chairman of the board of Mainor Ülemiste.

"The anchor tenant of Health House 3 will be Pihlakodu, which provides modern elderly care services. With Pihlakodu's expansion into the city, we can say that here health services are provided that cover a person's entire life span. Pihlakodu's service is exceptional because the goal is set for seniors to work together with kindergarteners, schoolchildren, and EEK Mainor students and to participate in community events and the community garden," added Pärnits.

According to Tallinn Deputy Mayor Riina Solman, she is pleased that the southern part of Lasnamäe is receiving further additions in terms of quality health services. "When health services cover people's needs at different stages of life, a truly functioning safety net is created and confidence that help is nearby. Pihlakodu's approach is unique, offering elderly care services in the heart of the city and enabling community-based intergenerational cooperation, which enriches the lives of both young and old," added Solman.

Health House 3 and Health House 2 are connected by a gallery, which forms a single entity from the two buildings. The new health house spans 10,500 square meters, divided among seven floors. The building has been designed by Apex Architecture Bureau. The architectural and landscape architectural solutions of the health houses form a whole, inspired by an organic formal language. Natural materials have been used in the interior design, which together with abundant vegetation and pastel tones creates a cozy atmosphere. A green zone and park will be created around the health house, which will also attract birds and insects.

According to Pärnits, Ülemiste City has invested 30 million in health promotion over the past six years, the city offers more than 35 health services, and more than 3,000 clients visit the health houses. "As a developer of the Baltic region's largest business city, we have a responsibility to create an environment that supports, on the one hand, business growth, but also the well-being of people working there. In developing the health cluster, we have created top-level occupational health services in cooperation with Meliva and Tartu University Clinic, brought family medicine, and Tallinn Specialist Medical Center's cutting-edge diagnostic technology," she explained.

Ülemiste City's first, four-story Health House was completed in 2020. In the same year, a unique 3×3 health model created in cooperation with Tartu University was also completed, which has also been the basis for Health House 2 completed in 2024 and the development of the newest, Health House 3. The model creates a foundation for supporting the mental, physical, and social health of talents through the city, employer, and individual's own activities, which are promoted by more than 250 top healthcare specialists working in the health houses.
