Avalon and Bildgren Construction Begin Construction of Apartment Building at Tartu St. 44
Housing developer Avalon signed a contract with general contractor Bildgren Ehitus for the construction of a commercial and residential building at Tartu mnt 44. The development, worth approximately 14.5 million euros, will create a modern Manhattan-style commercial and residential building in Tallinn's quiet zone. Construction began this week, and the building will be completed by the end of next year.

The completed commercial and residential building is located in the heart of Tallinn's city center. A short walk away are business districts, shopping centers, restaurants, Tallinn Bus Station, and soon-to-be-renovated Central Market.
Every apartment in Tartu mnt 44 will have a smart home solution. Each apartment has a touch-sensitive screen through which you can control heating, cooling, ventilation, and lighting. In addition, you can answer video intercom calls and display the apartment's water and electricity readings. Through a mobile application, smart home functions can also be controlled remotely. In addition to remote district heating, each apartment has air conditioning based on remote cooling, and room temperature can be regulated on a room-by-room basis through an app or control panel. Fresh indoor air is maintained by mechanical ventilation.
"Thanks to environmentally friendly materials, innovative technical systems, and solar panels installed on the roof, the building offers A-energy class comfort," added Marko Noormets, board member of Avalon.
The developer is seeking LEED certification (Leadership on Energy and Environmental Design) for the building, an international green building certification system issued by USGBC (United States Green Building Council). LEED-certified buildings have an average of 34% lower CO2 emissions.
The building contains a total of 72 apartments (2–4-room apartments, ranging in size from 32–113 m2), suitable for both residential and rental use. On the first floor there are seven retail and service spaces. The building's total area is 4624.4 m2, including retail spaces, offices, and apartments. The building has three stairwells with elevators and spacious storage rooms in the basement. The underground parking entrance is equipped with a vehicle license plate recognition camera. The building also has electric car and e-scooter charging facilities.
The building's exterior architecture was created by the architecture firm AB Korrus and interior solutions by the interior design firm Ako In.
