Don't Buy a Home Based on Price Alone!

Home is our most precious asset, yet when choosing a new home, the focus is often primarily on the price. When making a decision, you should, however, rely on what matters most: do you want to live in this apartment or house five, ten, fifteen years from now? What is most important to you in your daily life?

What should you consider when choosing a home?

The most important thing about any real estate object is its location. When selecting a new living space, you should think through the location perspective, familiarize yourself with the detailed plan, and base your decision on whether everything needed for living is conveniently accessible both now and in the future. You should pay attention, for example, to whether the sea view from an apartment would remain the same even 20 years from now. You should always ask the developer for information about this, and it would be even better to familiarize yourself with the detailed plan independently.

Next, you should pay attention to the building and whether the value of this real estate increases over time or decreases. When assessing this, you should also consider the location perspective of the building, its architecture, and design. An ordinary concrete panel building with window openings cut into it is certainly in a worse position than some more unique, well-thought-out building with beautiful architecture.

It is very important to consider the safety of children when buying a home. Is the area child-friendly? Would you be comfortable letting your children go outside independently? Are there cycling paths for children to move around safely?

When considering the interior of the apartment, you should think about how many apartments are on one floor and in one stairwell. In at least a four-story building, there should be an elevator, and in a larger building, even several, so that you don't have to wait a long time for the elevator in the morning and evening.

The interior finishing of apartments is usually already beautiful and tasteful in new apartments, but you should also think through the apartment's dirty and clean zones. Do you have to pass through the entrance area to get to the bedroom? In this case, dust from outdoor shoes stays on your feet and is brought right to bed.

The location of sanitary facilities is also important. If, for example, the apartment's bathroom is located far from the living room near the bedrooms, it may cause discomfort for guests. It would be especially nice to have a separate toilet intended for guests.

When buying an apartment based on a plan, you should always ask the developer what size the beds shown in the sales plans are. Sometimes the visual aspect can be misleading. If the architect has drawn a 140 x 200 bed instead of 160 x 200, there can be great disappointment later when nothing else fits in the bedroom after the bed.

In developments, storage spaces are often sold along with apartments. This is very important. It is equally important to pay attention to whether there is storage space within the apartment itself, where you can store a vacuum cleaner, brushes, shovels, and a laundry basket.

If possible, always ask the developer for heating, electrical, ventilation plans, and other technical plans. This way you can be sure that you have the required number of outlets on work surfaces. Otherwise, it may happen that there aren't enough for all kitchen appliances.

In summary, I recommend writing down all the pros and cons of your previous residences before buying a new home, categorizing them into less important and very important ones, and making your decision based on that. Then an attractive price won't tempt you into making wrong choices, but will simply be an excellent bonus!
