Analyst: Tallinn Apartment Market Grew 7% Year-on-Year Amid Improved Consumer Confidence
In Tallinn, 8,889 apartments were sold last year, which is 7.3% more than 8,285 apartments a year earlier, and the most expensive apartment sold in the capital was purchased for 2.1 million euros in April, comments Elia Vääri, analyst at 1Partner Real Estate.
If in December 2024 the average price per square meter of apartments sold in the capital was 3,045 euros, then in December 2025 it was 3,081 euros. "The average price per square meter has actually remained around the three thousand euro mark for several years now, but over the course of the past year, the conviction has solidified that there is no reason to expect a decline, and prices are likely to remain stable in the future as well," sums up 1Partner Real Estate analyst Vääri the price trends of recent years.
The total value of apartment transactions reached 1.49 billion euros last year, which is 6.4% more than 2024's 1.40 billion euros. "The number of transactions grew slightly faster than the total value, from which we can conclude that proportionally more transactions were made with secondary market apartments compared to the previous year, which are cheaper in terms of price per square meter," explains Vääri and adds that the growth in the number of transactions and total value confirms the improvement in buyers' overall purchasing power and confidence over the course of the year.
