A Roof-Raising Celebration Was Held at Oru House by Kadriorg Waterfront

Real estate company Metro held a topping-out ceremony for the soon-to-be-completed Oru House, located at Narva maantee 120. The building is being constructed facing the Oru Gate of the Song Festival Grounds and has already reached its full height. 

According to Metro's CEO Ain Kivisaar, Oru House will be completed in spring 2026, with construction taking approximately one and a half years in total. "Construction work has progressed at a rapid pace and smoothly, and professional partners, especially the main contractor Grand Ehitus, have played an important role in this." 

Oru House will feature thoughtfully planned 1-4 room guest apartments and modern commercial spaces. The lower floors of the building have French balcony windows and the top floor will have spacious terraces with views of the park, the Song Festival Grounds, and the sea. 

The building'sarchitecture is modern, while fitting into the surrounding area, and is inspired by the greenery, sea, and limestone of the region. Environmental and energy-efficient solutions have also been considered. Light-colored roof surfaces help prevent overheating, extend the roof's lifespan, and increase the efficiency of solar panels. 

Kivisaar added that the current real estate market favors home buyers. "Interest rates remain in decline and in recent months, the volumes of residential loans issued have been continuously growing," he explained. Approximately one-third of the spaces in Oru House have been sold.

"There is interest in larger family apartments, which are in short supply in the city center. Today's buyer is purchasing the 15-minute city concept, where you don't have to spend hours in traffic jams or drive dozens of kilometers a day, and the logistics of school-kindergarten-work-shopping are many times simpler than in the suburbs," explained Kivisaar.

The authors of Oru House's architectural solution are architects Joanna Kordemets, Sander Aas, and Sigrit Nasari from Arhitekt11, and the building is being constructed by Grand Ehitus.
