A New Residential District Is Rising Around Mustamäe Center with Mustamäe's First Skyscraper
AS TTP is building a 24-story residential building named Manhattan next to the Mustamäe Center with two commercial spaces. Additionally, a public park, health and business building, and a four-story parking building are planned for the quarter.
According to Peeter Puusepp, chairman of the board of AS TTP, the nearly 100-meter-high Manhattan-named skyscraper will be built next to and connected to the current Mustamäe Center. "Next to the high-rise, a four-story parking building will be built, and Scandium will develop a health and business building on the other end, which is connected to the other buildings. Additionally, a public park will be developed at the corner of Mustamäe Road and Sääse Street," said Puusepp.
"The Manhattan tower and the health and parking buildings being built together with the existing Mustamäe Center form a complete quarter where all buildings are connected to each other. From the third floor of the residential building, you can go directly to the Mustamäe Center and essentially slip into the cinema or café, which is quite a unique solution. This is especially convenient in winter, for example – you don't have to put on a jacket to go to the store or worry about slippery conditions. The so-called vertical lifestyle known from major cities in the USA serves as an example," added Puusepp.
According to Herki Narusk, construction director of AS TTP, the architectural competition brief for the new landmark of the district called for a major city appearance and use. "The concentration of retail, offices, and residential space supports the concept of the 5-minute city – everything is in one place and you don't have to leave indoor spaces to go to work, shopping, or home. Since this is the tallest building in the district, you don't even need curtains for privacy," said Narusk.
"One very special detail of the complex is an 800-square-meter roof park with a recreation area for residents, which is probably the largest of its kind in Estonia," added Narusk.
According to Ave Klaser, consultant at Uus Maa Real Estate Agency, which is advising on the sale of the Manhattan tower building, the building will have 212 apartments with large balconies on the upper floors. Two 4-room penthouses spanning two floors each will be built at the top of the tower, with truly metropolitan views from their windows and balconies. In addition to these, the building will have a luxury foyer, gym, storage rooms, three elevators, bicycle parking, and commercial spaces at street level," commented Klaser.
According to Ave Klaser, apartment prices per square meter in the Manhattan tower start from 3,700 euros and the first homes have already been pre-sold.
The facade of the A-energy class residential building will be covered with elegant black and rust-brown textured concrete, and solar panels will be installed on the roof. The Manhattan tower will be completed in mid-2027.
