A New Building Will Be Completed in Ava Quarter in 2027, Where Enefit's Headquarters Will Move

Construction work is in full swing at the Avala business district being developed by Kaamos Real Estate, with completion expected in spring 2027, when the 10-story Sirius will be finished. The building will also serve as the new headquarters for Enefit, who will move into the building immediately after its completion.

"Sirius completes the development of the Avala business district and will bring another modern and timeless business building to the area next year. Our goal is to create buildings that support business growth and employee well-being, and we are genuinely pleased that Enefit has decided to relocate its business premises to Avala," said Kaamos Real Estate CEO Taimo Murer.

Although Sirius will become Enefit's new headquarters, it will occupy approximately 80% of the building. The top two floors still have approximately 1,600 square meters of excellent office space with spectacular views available that are not yet under contract.

"Enefit's new office space in the Sirius office building is much more energy-efficient and environmentally friendly than before and allows us to use the space more cost-effectively. It is important that we can offer our employees modern and health-promoting working conditions. At the same time, our second Tallinn office is also located in the Avala business district," said Urmas Uiboaid, Head of Work Environment and Well-being at Eesti Energia.

The building's architecture was created by PIN Architects, whose design seamlessly connects Sirius with the already completed Electra and Polaris office buildings. Together, they form the distinctive and characteristic silhouette of the Avala business district, which are examples of good contemporary urban space in Tallinn.

Kaamos is seeking LEED Gold certification for Sirius, which would confirm the building's high level of environmental sustainability and responsible construction practices.

The total investment in the building is 26 million euros. The interior spaces are designed with modern work and rest areas, comfortable shared spaces, and solutions supporting employee well-being. A southern restaurant will open on the ground floor of the building, making work days more convenient for both employees and visitors.

A comprehensive mobility environment has been created around Sirius, consisting of parking spaces under the building and in an adjacent parking building, including charging options for electric vehicles; convenient bicycle storage facilities and shower rooms, as well as good public transport connections and a location close to the city center.
