A Major New Development Rising in Keila at Year-End

Real estate developer Lumberlov is building a new Opmani residential development in Vaela, Kiili municipality, with 18 new homes planned for the first phase.

In July, Kiili municipality held a topping-out ceremony for the new Opmani residential development in Vaela, where the first single-family homes are being completed at a rapid pace. In the first phase of the project, a total of 18 homes will be completed – six single-family houses and two townhouse buildings, each containing 6 apartments.

The project is led by real estate development company Lumberlov, and according to founder Martin Varvas, the main advantages of the development are the highest level of energy efficiency of the homes and low costs. "The buildings are designed with ground source heat pump-based floor heating and heat recovery ventilation, which can also be conveniently controlled via phone. In addition, the homes are planned with an energy-efficient cooling system that operates on the principle of ground-level free cooling, ensuring minimal energy consumption," said Varvas.

"In addition to energy efficiency, we also pay great attention to modernist architecture and room planning thought through in detail with an interior designer, along with large and open glass surfaces," added Varvas.

According to Meelis Paldre, a consultant at real estate agency Uus Maa and sales partner for Opmani residential development, Kiili is the fastest-growing center in the immediate vicinity of Tallinn, supported by both local infrastructure development and good connections to Tallinn. "The proximity of IKEA and other business centers drives the entire region forward. This is also reflected in statistics, according to which the population of Kiili municipality has grown by more than half over the past 10 years. The median price of apartments in Kiili has risen by nearly 70% over five years, townhouses have doubled, and single-family homes have increased by over 75%, thereby outpacing even Rae and Viimsi municipalities," said Paldre.

"Estonians are increasingly preferring lower houses, and so all new homes being built in Vaela are single-story, which ensures convenient planning even for families with small children. In addition, just a few minutes away is the new and modern Vaela kindergarten, which was completed at the end of 2024," added Paldre.

All Opmani townhouses are made from factory-made timber elements, which ensure high construction quality, thermal insulation, and indoor climate. A-energy class single-family homes will be completed by the end of 2025 at the latest, townhouses and semi-detached houses by February 2026 at the latest.
