A Housewarming Party Was Held in Tallinn's Most Attractive New Development
A topping-out ceremony was held on Wednesday at the Regati St. 3 buildings being constructed in close proximity to Pirita TOP. The development will feature three-story residential buildings with a total of 220 apartments on a 27,000 m² waterfront property.
„The new Pirita homes are significant for Liven in several ways. Since apartment buildings have been built infrequently in the district in recent years, with this new development we can simultaneously offer quality homes and create a unified, open space for city residents from Pirita Road and the adjacent beach area. We want the Regati homes to bring permanent residents to Pirita, not short-term visitors, and for the area as a whole to gain more vitality and activity. That is why the waterfront area at the end of Pirita Beach Promenade has been planned as a unified whole, and in addition to the apartment buildings, there will also be restaurants, cafes, and shops in the future," said Andero Laur, CEO of AS Liven.
Mitt&Perlebach OÜ was selected as the main contractor, with whom Liven has previous positive experience and cooperation on the construction of Suur-Patarei and Jalami Street homes.
„We are pleased to be able to build Liven's signature project in Pirita, and to ensure the best quality, the same team that recently completed 80 homes in Liven's previous development is working on the Regati construction site. Cooperation with Liven is challenging due to clients' various additional wishes, but at the same time both companies' teams can learn and develop from this," said Kristjan Mitt, board member of Mitt&Perlebach OÜ.
„Liven's clients always have a say in home planning, but in the Regati development we are essentially offering solutions that are more common in private houses, but not in apartment buildings. The construction process is thus complex and challenging, and it is important to us that we can be reliable partners – Mitt&Perlebach OÜ has never let us down," added Andero Laur.
AS Liven acquired the Regati Road 3 property in 2021 at a public auction for €12.02 million. An architectural competition was held for the property, which also included the surrounding beach promenade and took into account the wishes and needs of local residents. The competition was won by Salto architecture bureau.
The cost of investment planned for the development of the Regati 3 property is nearly €90 million. The architectural solution provides for seven low-rise above-ground sections, four of which will be completed in the first phase. Notably, nearly 50% of the apartments being completed in the first phase have already been sold.
