1Partner to Manage Capitalica Lithuanian Real Estate Fund Assets in Estonia
1Partner Advisory has started a cooperation with Capitalica Asset Management, one of Lithuania's leading real estate funds, and has taken over the management of the fund's Estonian real estate portfolio. Capitalica develops and manages commercial real estate in the Baltic countries and Poland, with the company's assets totaling over 235 million euros.
Capitalica focuses primarily on commercial real estate, including office, logistics and retail spaces, with the company's portfolio containing assets worth over 235 million euros and covering more than 100,000 square meters of rentable space. "This is a strong and growing Lithuanian fund whose interest in the Estonian real estate market and asset volume continues to grow," commented Mihkel Pärtel, managing partner of 1Partner Advisory.

Capitalica's portfolio in Estonia currently includes two logistics buildings in Rae Technopolis and two stock office type business buildings in Jüri Technopolis. "Our task is now to ensure the occupancy of the buildings and their efficient day-to-day operations," explained Pärtel and added that 1Partner offers the fund a comprehensive real estate management service, which includes both management and rental mediation.
The Ladu32 and Depot36 business buildings located in Jüri Technopolis were completed five years ago, offering a total of 9,200 square meters of rentable space and housing 36 rental boxes. Located just 10 minutes from Tallinn city center, the buildings focus on renting smaller modern warehouse and production spaces. The rentable space of the logistics buildings located in Rae Technopolis amounts to 12,000 square meters.
