Merko Builds Tuisumets Residential Quarter in Kristiine According to Pluss Architects' Vision

The architectural competition organized to find the best architectural urban space solution for Merko properties located in the Järve district of Tallinn was won by the architecture firm Pluss Arhitektid. The new residential quarter in Kristiine district will bear the name Tuisumetsa.

The goal of the invited participant architectural competition organized by Merko was to find the best solution for creating a modern and multifunctional residential area in Kristiine, in the Järve district, on the area bordered by Tuisu and Elektroni streets.

The total area of the residential quarter planned for the Tervise 2 // Tuisu 21 and Tervise 4 properties is approximately four hectares, with 11 buildings to be constructed and public space surrounding them. The buildings are planned to contain approximately 450 apartments and about twenty commercial spaces.

„In addition to high-quality apartment layouts and construction, homebuyers increasingly value the living environment surrounding their homes. At Merko, we expect architects to design not only the buildings but also a human-centered living environment both inside and around the buildings. It is gratifying to note that Estonian architects think very well in these categories," said Tiit Kuusik, the development manager of the Tuisumetsa quarter, acknowledging the high-level competition.

Four architecture firms submitted competition works to the competition. After thorough analysis of the designs, the jury decided to recognize as the winner the work submitted under the motto Tuisumetsa, authored by Indrek Suigusaar, Tanno Tammesson, and Lisanna Remmelkoor from Pluss Arhitektid.

The competition jury highlighted the winning work not only for its well-thought-out building plan but also for valuing the natural diversity of the territory and creating an attractive outdoor space that promotes a healthy lifestyle and encourages movement. The roads within the quarter run between greenery and rest areas, and the central community square with art installations creates opportunities for various activities that bring neighbors together.

„Tuisumetsa is special. Majestic pines interspersed with undisturbed blueberry-rowan charms, colorful bird songs, a quiet walk in your own yard forest, and alongside all this, excellent connections to both the city center and Nõmme health trails. Such an urban environment is hard to find. Here you can truly enjoy nature, and here there is joy and space for larger families as well," said Indrek Suigusaar, author of the Tuisumetsa design.

The three- to seven-story buildings of the Tuisumetsa quarter are planned to contain one- to five-room apartments. Ground floor homes are complemented by private gardens with glazed terraces. The prestigious penthouse apartments on the highest floors of the buildings offer 360-degree views of the surroundings.

On the green areas surrounding the residential buildings, Merko will create various activity and recreation opportunities for residents. The commercial spaces on the street level of the buildings on the city center side of the quarter are intended both for providing services needed by Tuisumetsa residents and for business more broadly. The buildings include bicycle storage for residents and bicycle parking for guests; car parking is organized on the basement level of the buildings.

According to the detailed plan, a daycare facility will be established in the quarter after the completion of the new buildings, and Merko will also co-finance the construction of a kindergarten planned by Tallinn city on the Tuisu 20 property.
